As much as I think I have to learn, there are still so many people that have no idea how they can get started investing in property. What I take for granted like calculating returns, doing due-diligence, understanding an opportunities risk and establishing trusted connections are all skills most don't understand.

Even those who have started investing don't always know why they invested in a particular asset, other than the fact that it is bricks and mortar, it's considered as safe, and they hope it will appreciate. I assumed every investor had cracked the code and knew everything, but the truth is, an investor is a human being.

Yes they may have accumulated sums of capital, but they don't know everything, and even if they know a lot, property can be costly if they get it wrong so having the right connections and representatives can be invaluable.

This idea of being financially free in property is easy to sell, and hard to do.

The profit from 2-3 BTL's won't change your life.
Tenants can cause problems.
Projects most likely will over run.
Yields will be miscalculated or miss sold.
There are challenges like any industry.

As much as I want to build, contribute towards our countries housing crisis and build communities people are proud to be apart of and make memories in.

I believe there is such a demand for first time and experienced investors to work with investment consultants that can provide them with the representation they need to make informed decisions about their future. An estate agent is the first person a person thinks of when they want to sell their house, but when it comes to purchasing investments? Not everyone thinks of a buying agent/investment consultant to help them. Would you go to court without representation?

I believe this is partially down to 'deal sourcers' who firstly exaggerate returns or under estimate costs, and sell deals to anyone that pays their fee, with little to no consideration if that deal is actually the best thing for that investor.

An investment consultant is someone that takes the time to understand someones current circumstances and long term aspiration and helps them understand what is possible for them.

Something I'm fighting hard to change as I build more connections.

As of April, I am excited to join .uk to help make our development aspirations a reality.

This is a significant step in the right direction for where I want the group to be and what I want us to contribute to our country and communities 🇬🇧🏗️

For now, the group will consist of Buy Side Property Investments and Buy Side Property Developments.

Buy Side Property Investments will continue to specialise in sourcing off-market and off-plan investment opportunities for buyers looking to grow their portfolios.

Our off-plan services are entirely fee-free for our investors.

Having been in daily proximity to developers for the past three years, I hadn’t seriously considered pursuing development myself until these past 12 months.

This was mainly due to the challenges and frustrations I had seen other developers face with planning, as well as the capital requirements and risks associated with construction in particular. That being said, development is something I feel extremely passionate about.

I believe I am building a great team, surrounding myself with highly capable people, and positioning myself for success.

Joining .uk Academy this April felt like the perfect next step.
