Most times, what seems to be rising damp is actually a leak. This one was from a constant water leak and occasional leak when shower was used.

Amazing these cameras. Property Lanlord said that paint crumbles under the window inside, so done a little scan and there it is, left hand side of the window is dampish, under the window LHS render is damp, checked the level of the window sill and was sloping left and sill didn’t have sealant around it. Pretty obvious what happens there when it rains, isn’t it?

Today’s challenge was to find the cause for a ceiling damp patch, above we had a small flat roof accessible from a room above. We scanned the coldest points and in these areas pointing was bad or missing, also some cables were leading water exactly in that area. Client to arrange for pointing to be done.

On this occasion in Walthamstow we had serious raising damp, it actually caused subsidence, it has been going on for a number of years as the property was rented tenants didn’t flag it out so it was left for too long.
Firstly we scanned wall inside to see how bad it is, the thermal image shows dark blue where the cold/damp area is, then we had to look on the other side of the wall,the neighbours alley was all sloping down towards a pvc door at the bottom the fitters broke the concrete and all the rainwater was going into the ground,the neighbour repaired the concrete and wall started to dry. We advised the client to paint the alley with a roof paint as well.

Slight roof leaks on a 140years old roof.
The drone gave us some great photos. Overlaying tiles were not doing the job.

Some peeling paint means damp. Client called, upon inspections we discovered raising damp and ceiling/wall damp caused by the neighbouring balcony above. With our report the client will request the freeholder to do all necessary repairs.

On this occasion, engineered flooring started to raise. It was down for more than half an year, new build so we started scanning walls and floors. Damp levels were very high. Found large gaps externally between paving and house walls.
