In our opinion, landlords, who played no part in the decisions regarding installation of cladding, should be protected in a consistent manner with all other leaseholders. Any suggestion of them bearing the costs of replacing dangerous cladding would be both unfair, and lead to adverse consequences for landlords and tenants alike

UK rental prices have exploded and our analysis shows that rents have indeed spiked dramatically as a result from the lack of sufficient rental stock to meet recovering demand.

Looking at our data, South East London flats (popular for many who commute into the centre) saw asking rents drop to a 3-year low of £1585/month in Feb-21. This recovered to £1,751/month by December the same year.

Should investors be concerned with yesterday's BoE rate rise, from 0.1% to 0.25%?

For those looking to buy or refinance, the initial impact is quite small, perhaps reducing annual cashflow by £200 on a £175,000 interest-only mortgage. But if rates continue to increase throughout 2022, then the position could change materially. Our BellPepper modelling shows that if buy-to-let mortgage rates increased by a full 1%, the cashflow impact could be £2000 in a single year, or a net impact of £8,400 for someone selling after 5 years.

Will this deter investors? It's too early to tell, but the need to understand how an investment might play out is greater than ever.
