By the June deadline, yearly UCAS applicants were down for the 2023-24 cycle

Numbers have fallen by 2.3% (-16,000) year-on-year to 667,650. Considering that UCAS recently projected 1 million students by 2023, this deceleration is an interesting development.

The difference in budgets between demographics.

We recently projected that Visa numbers for Indian students could go up by >44% Y-o-Y, while Chinese student numbers could increase by more than half.

This could have a major impact on student budgets, as the price point for Indian students is lower than in East Asia, which includes China.

We projected how many Visas will be issued to key student countries for the whole of 2023.

The first chart shows visas granted to key countries in Q1 and Q2 (as represented by either the solid or shaded area) for the past three academic years. This further allows us to look at the year-on-year changes in Q2 visa numbers in key markets and the year-to-date changes.

The second chart shows visas issued to key markets in Q1&Q2 (Oct-Mar) and, in total, across the rest of the year for each academic year, dating back to 2018. The chart also includes predicted figures (as represented by the shaded area) for the remaining half of 2023, which have been calculated based on the average proportion of visas granted in the first half of the academic year, and the year-to-date figures provided by gov.uk.

Exciting news for Greystar, as they acquire a PBSA site in Wembley Park, North London, on behalf of their pan-European residential fund GEPE.

The site benefits from planning permission for a 770-bed scheme, with amenities such as lounges, a gym, a screen room, a games room, and communal study areas. The development will begin immediately, with some of the residences available for occupancy in September 2025.

Greystar plans to operate the property under their Canvas brand, expanding their presence in north-west London. With a portfolio of over 120,000 student beds globally, they are well-positioned to leverage the opportunities ahead in PBSA.

Exciting news for Southwark as plans for a 24-storey tower in Elephant and Castle have been approved.

Developer Alumno and @[urn:li:organization:958556:Maccreanor Lavington] have designed the tower to include 244 student rooms and communal spaces on a constrained brownfield site. The development will also feature redeveloped railway arches and commissioned artwork reflecting the area's history. Southwark-based artists will create the artwork, and over £11m will be contributed to fund affordable housing in the area.

Managing Director of @[urn:li:organization:9328629:Alumno], David Campbell, expressed his excitement about the project, and praised partners @[urn:li:organization:13447559:Melrose Capital] for their support. Alumno has previously worked on PBSA schemes in the area with Southwark Council, including Bermondsey Spa.

Durham's £60m Student Housing Project Set for Approval

Banks Group is spearheading a large-scale project that could house over 800 students on a 7.8-acre site north of Mount Oswald on South Road.

The development was granted outline consent in 2018 but failed to meet the time limit for implementation. The developer has since submitted a statement citing the increased need for student housing in Durham since the pandemic.

The project is part of the larger Mount Oswald masterplan and is estimated to be worth £60m, generating an additional yearly expenditure of £4m in the local area. With a recommendation for approval, the proposal will be presented to the Durham County Planning Committee on Tuesday, May 2nd.

*Liverpool Council Considers Plans for 273-Bed Student Accommodation*

Liverpool City Council received plans for a 273-bed student accommodation on Roscoe Street. The site, formerly a car park, is now vacant and is located within a five-minute walk from the universities and the Liverpool Institute for Performing Arts.

The proposal includes 223 studio beds, 10 5-bed cluster rooms, and a commercial unit that can support town centre uses. The building will have sections of 8, 10, and 11 storeys and will have no on-site car parking but will have a covered cycle storage facility.

The report is due for consideration by Liverpool Council Planning Committee next week.

🏹 Nottingham's student accommodation market sees major acquisition

iQ Student Accommodation has acquired a large student accommodation scheme in Nottingham, adding an additional 522 beds to its portfolio. The scheme, located near two universities, was 99% leased upon opening last September. The Jensco Group praised the asset and its prime location, saying they were delighted to have sold the property to a leading operator. The transaction was called a "market-leading transaction" and certainly underlines the popularity of high-quality PBSA assets with investors.



iQ Student Accommodation has acquired a large purpose-built student accommodation scheme in Nottingham from property developers The Jensco Group.
