It's not an overstatement to say that these 3 tips can save your property.

We have seen many major leaks in properties over the years. However, the properties that have had significantly less damage, are the ones where the tenants have been able to turn the water to the property off. Simply showing your tenants where the stopcock is could save you £100’s!

Having a fire extinguisher within your property can literally be the difference between replacing a few kitchen units and a completely damaged property. For only £25, it's a no brainer!

We all know the anxiety that comes when you smell gas at your home. A gas leak can have a devastating effect if the worst should happen. However, having tenants that know how to turn the gas off to the property and then call the National Gas Emergencies number immediately on 0800 111 999 could significantly reduce the risk of a bad situation.

All tenant deposits must be placed in a government-backed tenancy deposit protection. Your tenants will be able to get their deposit back if they:

1) don’t damage the property,

2) pay all bills and rent and

3) meet the terms of the tenancy agreement.

You (or your managing agent) must place your tenants’ deposit in the scheme within 30 days of receiving it.

At the end of the tenancy the deposit must be returned to your tenants within 10 days of you both agreeing on how much they’ll get back.

If you’re in a dispute with your tenants, the deposit is protected in the scheme until the issue is settled.

Tip 1 - It’s a legal requirement to be up to date with all your property certificates. Make sure you stay legal.

Tip 2 - No one likes to deal with a damaged property at the end of a tenancy with both you (landlord) and tenant disputing the initial condition. With a digital inventory, all parties will have a record of the properties initial condition.

Tip 3 - You never know when the next leak or boiler breakdown is going to happen, that is why putting aside some of your rent money each month for the unexpected is important to protect your investment.
