Strong leasing momentum is building at Space House.🌆

Five new office lettings, totalling c.60,700 sq ft, have been secured across the Tower and Block buildings, with a further 4,460 sq ft under offer, taking the offices to 45% leased or under offer.

The latest occupiers include John Laing, Wiggin, Sapiens and QuadReal, joining an existing business community that includes BlackLine, Spectris and HiBob.

Located where Covent Garden meets Holborn, Space House continues to attract leading names across law, investment, technology and finance. The workplace offering brings together a central London location, rich in-house amenity, sustainable design and a focus on employee experience.

Building frontier artificial intelligence amid an intensely competitive race, while also striving to be a force for good, that’s the challenge facing Demis Hassabis, founder of DeepMind. It’s a personal challenge, but also one that raises existential questions for all of humanity. 🤖

We explored these ideas on Monday evening with Sebastian Mallaby, author of the brilliant new book The Infinity Machine, a portrait of Hassabis and his extraordinary company. HB Reavis welcomed Sebastian to Space House, where he was joined in conversation by assistant professor Jon Cardoso-Silva from the London School of Economics Data Science Institute.

The evening launched our new series, AI. After Intelligence, where we aim to better understand the people, organisations and critical questions shaping how this consequential technological shift will change the way we work, interact, learn and even evolve.

We believe great buildings should do more than shape skylines; they should be places which spark inspiration and meaningful connections with the communities around them.

We’re therefore delighted to support this upcoming event in collaboration with The London School of Economics and Political Science - LSE.

On Monday 11th May, Sebastian Mallaby will join us at Space House for a conversation exploring one of the most closely watched organisations at the forefront of artificial intelligence.

Mallaby’s new book, The Infinity Machine: Demis Hassabis, DeepMind, and the Quest for Superintelligence, traces the remarkable rise of Demis Hassabis, the North London-born founder and CEO of Google DeepMind, whose work has helped place AI at the centre of global debate. Based on extensive access to Hassabis and his inner circle, the book offers a rare inside look at the race to build artificial intelligence as well as the opportunities and risks that come with it.

Joining him for this fireside-style discussion will be Dr Jon Cardoso-Silva from The London School of Economics and Political Science (LSE). Together, they will discuss the book and what may lie ahead in an increasingly AI-shaped world.

The evening will begin with drinks and canapés at the Clubhouse and its roof terrace from 6pm.

Wellbeing at work remains a growing priority, with an estimated 1.6 million people in the UK reportedly affected by seasonal affective disorder. Loneliness remains part of that wider conversation.

In research we commissioned with Future Places Studio, 35% of people surveyed said they feel lonely when working from home, rising to 46% among 25–34 year olds. While feelings of loneliness are lower in the workplace, they haven’t disappeared entirely.

Alongside changes to how and where we work, many of the everyday places that once supported regular social interaction have evolved or reduced. In this context, offices are taking on a renewed role as part of our social infrastructure, providing routine opportunities for human connection, conversation and shared identity. More than just places to work, they enable interaction and unplanned encounters that are sometimes harder to find elsewhere.

The research points to the importance of integrating third spaces like ground floor cafés and amenity areas to create more permeable workplaces that encourage collaboration and support everyday interaction.

Across our buildings and within HubHub, our flexible workspace community, these principles are supported not only through design but through active management. For HubHub members, that includes regular wellbeing and community programming, from Pilates and desk yoga sessions to breathwork workshops and curated social events, all designed to create moments for connection beyond the desk.

Even though loneliness is less visible in the workplace than at home, the opportunity is clear. When workplaces combine thoughtful design with consistent, people-first programming, they can actively support belonging in meaningful ways.

We recently had the pleasure of hosting another private exhibition viewing as part of Culture Works. Our members joined us for a networking breakfast and exclusive look at Southbank Centre's Hayward Gallery exhibition, Gilbert & George: 21ST CENTURY PICTURES.

The exhibition features over 60 large-scale works created since the start of the millennium, showcasing the artists’ unique way of transforming everyday moments into bold visual statements about modern society.

Culture Works is HB Reavis’ partnership with the Southbank Centre, the largest multi-arts centre in the UK. Membership is free and open to all small and mid-size enterprises in London.

Some of the biggest news we've ever shared:

Our whole portfolio has just been recognised as the world's best for workspace experience, based on Leesman’s measurement standards. 🏆

We had seven buildings across Germany, Poland, Slovakia and Hungary assessed. Every single one of them achieved the Leesman+ certification, the most prestigious tier awarded to places with truly outstanding workspace experience.

The recognition confirms our position as a leader in creating exceptional work environments and our commitment to always going the extra mile.

With this round of assessments, we became the first asset manager to have entire multitenant buildings evaluated, not just individual offices, setting a new benchmark for how building quality is measured by landlords worldwide.

And here in the UK, the story continues: Wise invited Leesman to assess its workspace in our London development, Worship Square. The result? A score of 74.1 Lmi, placing it among the top three workplaces in the entire country.

As our COO Matus Liptak puts it: “Leesman provides us with data-driven insights that give us immediate global context on how our assets perform. It helps us strengthen our workspace strategies and enhance asset value by focusing on factors often labelled as ‘soft’, such as workplace satisfaction and long-term loyalty.”
