Not every property deal is a gem… and that’s okay.
A few months ago, I found what looked like the perfect opportunity.
Great location. Strong rental demand. The numbers stacked up. It looked like an ideal HMO investment that could deliver excellent returns for an investor.
I carried out the due diligence, dug into the figures, and was excited about the potential.
Then came the reality check.
The property was within an Article 4 area, meaning a new HMO licence and planning consent for the intended use were not achievable. What initially looked like a fantastic deal simply wasn’t viable for the investment strategy.
Some people see this as a failed deal.
I see it differently.
A property sourcer’s job isn’t to find any property. It’s to protect investors from buying the wrong property.
Walking away from a deal after thorough due diligence isn’t failure—it’s professionalism.
In property, excitement should never replace research. The best deals are the ones that still make sense after planning restrictions, licensing requirements, local policies, and financial analysis have all been considered.
Every property teaches you something.
Sometimes the best investment decision is the one you don’t make.
Whether you’re looking for your first investment property or adding the next one to your portfolio, that’s exactly what we do at CN Property Scout. We help investors find opportunities that stand up to thorough due diligence—not just look good on paper.
