Some existing floor plans contain their own diagnosis.

In this Balham house, a serving hatch already connected the kitchen and the snug.

The new plan takes that relationship properly: the snug opens into the kitchen, and the kitchen extends towards the garden.

Ask anyone after an extension where the old kitchen used to be, and they'll point at the floor.

In this Wimbledon house it was a single room at the back. The island now stands in that footprint, sink and all, with the ovens and the fridge along the wall beside it.

What used to be the whole kitchen is now the middle of the room.

Kitchens get planned around the hob and the sink, then lived in around company. Someone is always perched nearby while dinner happens.

This Twickenham kitchen was designed for both. Three stools sit along the counter, with the dining table a step behind them.

That shaped this extension as much as the new room itself.

The finished space brings together full-height glazing, a corner that opens fully to the garden and a fire on the one stretch of solid wall, without cutting light off from the rooms behind.

A family room can need two different settings in the same afternoon.

Here, internal sliding glazing keeps the two rooms connected by sight, and still gives them a door when separation is useful.

That flexibility matters more to us than whether a plan gets labelled open or broken.

Norman Park has been named a winner at the UK Property Awards 2026.

The house hadn't changed in more than fifty years. Of the concept options on the table, the family chose the most creative one: a folded zinc roof over the extension and a loft that looks out over the park.

This Putney refurbishment happened in two phases, so the family could keep living in the house.
The ground floor came first: a new kitchen, built-in joinery and internal Crittall.

There's something useful about seeing a drawing beside the finished room. One is full of decisions. The other has already become ordinary life.
