BAQUS Construction and Property Consultancy Formed initially of three existing, very experienced practices of Boxall Sayer, Denley King and Fletcher McNeill, our roots go back to the nineteenth century.

In 2008, Baqus Group were joined by Sworn King & Partners of Oxford and in July 2009 by the Nigel Rose Group of London and Wokingham. A good construction handover is about more than reaching practical completion.

World Mental Health Day: Building a healthier construction industry

Construction can be demanding. Tight programmes, heavy workloads, changing priorities and unrealistic deadlines can all place pressure on the people delivering projects.

CIOB’s 2025 research into mental health in the built environment highlighted the continuing impact of stress, anxiety and depression across the sector, with tight and unrealistic deadlines among the factors contributing to poor mental health.

This World Mental Health Day (10th October), the theme is “Lived experiences heard: real voices, real change”, a reminder that listening should lead to meaningful action.

Better wellbeing in construction is not only about individual support. Clear communication, realistic planning, manageable workloads and a culture where people feel able to speak openly can all help create healthier working environments.

Progress continues at Les Ozouets, with works advancing across the main building, PAC Building, Construction Building and external areas.

Within the main building, the final section of parapet adjacent to the PAC Building is now complete, while external wall cladding continues across the south and west elevations. Window trims are being installed, alongside ongoing steel encasement works on the second floor and selected areas of the first floor. Internal partitions and jointing are progressing across all levels, with mechanical and electrical first-fix installations continuing. Electrical wiring, dado trunking and raised access flooring works are advancing on the first floor, while lift installation has commenced and the first sections of sprinkler pipework have been installed.

At the PAC Building, discussions continue regarding access to the final sections, with the programme to be agreed. The first sections of pin kerbs and kerbs are being installed within the PAC car park, while temporary internal hoarding is now in place along the construction boundary.

The Construction Building is also progressing, with the final roofing layers being installed alongside ongoing fire protection boarding and intumescent painting. SFS framework and external CP boarding and jointing continue across the elevations, while window installation is progressing within the saw-tooth roof sections. Internal partition works have also commenced on the first floor.

Externally, the lower-level car park retaining wall is now complete, with paving and permeable surfacing works progressing across the main car park. Preparations continue around the Motorcycle Bay for the next section of retaining wall, while grading and levelling works are underway in the rear meadow. Electrical cabling installation continues between the transformers and switch panel, and preparations are underway for the installation of the new drainage tank.

Building more than buildings: our focus on Social Value this October

The value created by construction should extend far beyond the completed building.

For BAQUS, social value is about considering the wider impact of the work we do, on the people who use the places we help create, the communities surrounding them, our colleagues and the wider environment.

And for organisations working in the public sector, social value is becoming an increasingly important part of procurement.

From January 2027, the Government’s new PPN 026 Social Value Model will apply to qualifying central government procurements worth £1m or more. The revised model places a greater focus on creating good jobs, fair working conditions, developing skills and providing opportunities for people within local communities.

For project teams and suppliers, this reinforces the importance of considering social value from the outset: building meaningful, achievable outcomes into procurement and project delivery rather than treating them as an addition later in the process.

Across our own work, this thinking can take many forms: engaging positively with local communities, supporting employment and skills, encouraging more sustainable design and construction decisions, reducing environmental impact and helping clients consider long-term value alongside immediate project priorities.

Progress continues at La Grande Mare Golf & Country Club, with the latest site inspection showing strong momentum across a number of key workstreams.

Mechanical and electrical works are progressing well, with first-fix M&E installations continuing across the site and insulation works now underway to the ductwork. Works around the main entrance are also moving forward as the internal spaces continue to take shape.

Elsewhere, pipework to the pool outlets is now complete, while the shotcrete works have been completed to form the pool structure. In the basement, plinths are being formed in preparation for the installation of plant and associated equipment.

Externally, the building continues to develop visibly, with granite stonework progressing across the façades. Window frames are being constructed for the elevations, alongside the ongoing installation of glazing, helping to bring the external envelope closer to completion.

BAQUS is supporting the project through our Clerks of Works and Quality Adviser services, providing independent site inspections and helping to monitor the quality of workmanship as the redevelopment progresses.

The summer holidays may have got in the way of us sharing this one sooner, but some project milestones are definitely worth coming back to.

We’re delighted to see works finally commence on site at Pelham Crescent and Pelham Arcade in Hastings, following what has been a journey almost 10 years in the making.

This is a complex and important heritage project, with works including new waterproofing above the historic sandstone vaults, improved drainage, reconstruction of sections of the carriageway and footways, repairs to historic features and associated infrastructure improvements.

BAQUS is proud to have supported the project through its development and to see this important milestone reached after many years of planning, collaboration and technical work.

Progress continues at Les Ozouets, with works advancing across the main building, PAC Building, Construction Building and external areas.

Within the main building, the final section of parapet adjacent to the PAC is now complete, while external wall cladding continues to the south and west elevations. Window installation is progressing across all elevations, with external trims now being fitted and internal window protection underway across all floors.

Internally, steel encasement continues on the second floor, with some first-floor areas also being revisited. Partition installation is progressing across the ground, first and second floors, with sections now being jointed. M&E first fix continues across all levels, alongside ongoing MVHR ductwork installation. All wall sections to the exam store metal-clad walls have now been installed, while passive fire protection works continue across the site, with the first areas closed out for review and sign-off.

At the PAC Building, discussions continue around breaking into the final sections, with the programme to be agreed. Rear car park works have now started, with ground levels being reduced.

The Construction Building is also progressing, with final roof layers being installed. Fire protection boarding continues across the ground and first floors, alongside SFS framing to all elevations. Intumescent painting remains ongoing, while external CP board and jointing are being installed across the elevations. Window installation is also progressing within the saw-tooth roof sections.

Externally, cabling from the transformers to the switch panel continues, with final terminations still to be completed. The lower-level car park retaining wall is now around 50% complete, while paving and permeable surfacing are being installed within the main car park. Works also continue around the Motorcycle Bay in preparation for the next retaining wall section, and the rear meadow area is being levelled.
