• Set your budget — agents often look for income around 2.5x the rent.

When you apply:
• A holding deposit is capped at 1 week's rent.
• Your tenancy deposit is capped at 5 weeks' rent.
• Referencing checks your income and history.

Your deposit, protected — what every renter should check before moving in.

The 30-day rule:
• Your deposit must be placed in a government-backed scheme within 30 days.
• The approved schemes are DPS, MyDeposits and TDS.

How much:
• Deposits are capped at 5 weeks' rent (6 weeks if annual rent is £50,000+).
• A holding deposit can be no more than 1 week's rent.

Before you move in, check: which scheme holds your deposit, that you've had the 'prescribed information', that an inventory is agreed, and that free dispute resolution is available at the end.

Shared ownership, explained — a realistic way onto the London ladder.

How it works:
• You buy a share of a home, usually 25–75% (sometimes from 10%).
• You pay a mortgage on your share and rent on the rest — so the deposit and mortgage are smaller than buying outright.

Who can apply:
• Household income up to £80,000 (£90,000 in London).
• It's for people who can't quite afford to buy a suitable home outright.

You can buy more shares over time ('staircasing') — the more you own, the less rent you pay, and you can usually own the home outright.

London's housing market by the numbers — the latest official figures for the 12 months to April 2026.

• London: prices down 2.1% year-on-year, average now £553,000 (was £565,000).
• UK average: up 3.8% year-on-year, at £270,000.
• Mortgage approvals rose to 65,900 in April 2026 — above the ~63,100 six-month average, suggesting strengthening demand.
• New-build starts up 24% year-on-year in Q4 2025 (37,300 homes) — more supply entering the pipeline.

London was the only English region where prices fell over the year, even as the UK rose. What that means for you depends on your goals and circumstances.

For Tenants

Renting just got more secure. As of 1 May 2026, the Renters' Rights Act 2025 has strengthened your rights as a tenant in England.

What's changed for you:
• Your tenancy is now an Assured Periodic Tenancy with no fixed end date — you can stay as long as you meet the terms.
• Section 21 'no-fault' evictions have been abolished. A landlord can't ask you to leave without a valid, legal reason.
• You give just 2 months' notice when you choose to move on.

On rent:
• Increases are limited to once a year, with 2 months' notice.
• If you think an increase is above market rate, you can challenge it at a tribunal — which can't set your rent higher than the landlord asked.

🏠 For Landlords

The biggest change to private renting in a generation is now live. As of 1 May 2026, the Renters' Rights Act 2025 has replaced Assured Shorthold Tenancies (ASTs) with Assured Periodic Tenancies (APTs).

What this means, factually:
• All private tenancies in England are now periodic — no fixed end date.
• Section 21 'no-fault' evictions have been abolished.
• To regain possession, landlords now use the updated Section 8 grounds — each needs a valid, evidenced reason.

Existing tenancies converted automatically, so this affects current lets too, not just new ones.

Practical steps: review your paperwork, get familiar with the Section 8 grounds, and keep clear records before serving any notice.
