I've been investing in the London property market for over 20 years and was buying property just before the 2008 crash. I do a build to rent strategy, where I buy properties either BMV or with significant development potential, which I then rent out. I have been achieving uplift of anywhere between £100,000 to £200,000 as well as a rental yield of 6% on buy to lets per property. This, in the past has been very good for the London market. I've attached pictures of a property I bought for £403,000 in July. It was valued at £600,000. It's currently a 2 bedroom property that I will develop into a 3 bedroom property, which will then be worth £750,000-£800,000 after £100,000 refurbishment costs. Currently being let out for £2300 per month on a single let (I haven't developed it yet, so spent no money on refurbishment)

I am however currently seeing a downturn in property values. A lot of price reductions are currently happening, with regular price reductions of around 10-15% on properties compared to prices 2 months ago. I would like to point out, this may be different to what you are currently seeing as I invest in London. I believe prices will drop further so will wait until next year to buy further properties.
