An EPC is an EPC and all assessors are the same, not with us!
Here’s a property in London, N13 the agent had just gone to market and the previous EPC expired which was non compliant with MEES meaning the property was illegal to rent!
But the agent already had an offer and the prospective tenants wanted to see a valid EPC before putting down a deposit.
Even before our assessment visit we could see some signs of inaccuracies that could lead to the lower rating and found our thoughts confirmed when we attended.
The previous assessor had incorrectly formatted the loft conversion as a loft room and additional flat roof and did not inspect for insulation, and stated the addition was built if a solid brick wall again with no insulation, this was actually a third story to rear with a flat roof connected to existing pitched roof.
The conversion was done in the last 10 years with planning permission and building regulations which meant that the information was available on the planning and building regs portals and our assessor found an access panel which allowed us to inspect, verify and measure the level of insulation.
Doing things accurately and using building regs data we were able to date the property and the addition correctly, formatted the layout as it should be with a third storey extension to rear connected to pitched roof built using a cavity wall with insulation and a proper inspection allowed us to include the insulation to both the pitched roof and flat roof areas.
Further smaller improvements had been gained by measuring the internal foot print accurately and evidencing the Thermostatic Radiator Valves.
All of these changes did mean the EPC did take longer to appear on the register once lodged as it was immediately pulled for audit, but our wealth of knowledge and experience mean that we had taken robust evidence and satisfied the audit and the EPC went live 48 hours after lodgement reflecting an accurately improved C69 rating.
This means the property is not only compliant with MEES now but will be compliant for the future planned phases of MEES in 2025 and 2030 when the minimum rating will be required to be a D and then C.
No money spent on energy improvements and we did nothing more than we would do on any EPC for any client at any property.
