The government is consulting on strict deadlines for investigating and making serious housing hazards safe, including dangerous damp and mould.

The rules aren’t in force for private landlords yet, but it’s worth understanding what’s coming.

Croydon landlords, new property licensing rules are now in force.

From 25 September 2026, selective licensing applies across 14 of Croydon’s 28 wards, meaning many landlords renting out a normal house or flat may now need a licence.

There’s also a new additional HMO licensing scheme covering smaller HMOs across the borough.

If you own a rental property in Croydon, check your address and make sure you know which licence applies to you.

Rates stayed put at 3.75%… but that wasn’t the whole story. 👀

Three Bank of England members actually voted to increase rates to 4%, which is a pretty clear sign that further cuts are far from guaranteed.

For buyers, sellers and anyone coming up to a remortgage, the next few months could be very interesting.
