Most sellers begin with the same questions.

Is the price right?
Should we redecorate?
Would better photography help?

Those questions matter, but they’re rarely the first ones to answer.

The first question is:

Who is this home really for?

Sellers naturally see the past. They remember the improvements they made, the money they invested and the life they built there.

Buyers see the future.

They’re asking whether the property fits the life they want next. That affects how the home should be presented, photographed, priced and positioned.

The strongest interest doesn’t always go to the biggest or newest property. It often goes to the one that makes the right buyer feel understood.

When a property doesn’t sell, changing estate agents can feel like the obvious next step.

Sometimes it is.

But if the price, photography, message and assumptions all stay the same, the market is unlikely to respond differently for long.

A relaunch needs a reason.

The better question is not simply:

Should I change agent?

It is:

What needs to change for buyers to see this property differently?

Buyers respond when the price, presentation and positioning make sense together.

Sometimes the answer is a new agent. Sometimes it is a new price, stronger photography or a clearer strategy.

Starting again is not always the same as starting properly.
