Citing global uncertainty and its potential impact on mortgage rates and construction costs, the housebuilder has reduced its land-buying forecast to between 7,000 and 9,000 plots this financial year—a notable shift from previous guidance.

This move follows similar caution from Berkeley Group and highlights the growing gap between policy targets and the practicalities of the current economic climate:

• The Target: Approximately 300,000 new homes per year are required to meet government goals.
• The Reality: Recent data from the Centre for Policy Studies shows completions in England are sitting at 140,860, with new starts falling below 116,000.

While Barratt Redrow remains on track to hit its immediate delivery targets for the year, this more selective approach to new sites raises serious questions about long-term housing supply. Despite planning reforms and fresh investment, the sector continues to navigate the "headwinds" of elevated borrowing costs and market volatility.
