London and the Future of Facilities for Place of Worship

I write in reference to the challenges faced by several churches in securing facility for place of worship within London and the M25. As a specialist property agency in D1/D2 facilities (i.e that specialize in securing places of worship for churches) we have done a review of the last 12 months and come up with the following findings. Our findings are based on our own analysis from our searches and communications with churches and other partner agents.

Communities:

As a result of the demand for residential properties within London and the M25, many churches are now finding themselves within residential areas and as a result there is increased pressure on churches to develop innovations that will support their local communities, carryout charitable works and integrate into local community programs. There is also the need for churches to device strategies for noise reduction and commute more by public transportations to and from meetings to ease pressure on traffic.

Churches verses Developers

London has witnessed a drastic decline in properties being developed for places of worship. It is even more worrisome that the old churches of England facilities that churches used to vie for are now being developed into residential properties. London is a haven for developers and due to the heavy demand for residential properties, the value of every property including D1 and D2, Leisure and land facilities is now 10 times the value after the recession. Most individuals and businesses are not able to compete because developers are offering unbelievable amount to secure the whole of London and M25.

The Future

Glanix Properties UK receives several calls daily from churches in need of facilities as a result of them being kicked out of their rented property because developers have bought such properties for residential purposes. This has become a trend in the whole of London and the M25. The danger with this trend is that in the nearest future, churches that don’t have their own facility will make themselves vulnerable to the system. Renting is a convenient way of masking the challenges, it becomes more challenging when the church grows to a sizeable number. Loosing members of one's church as a result of lose of facility is a difficult pill to swallow. Even properties with restrictive covenants are no exemptions as they are even secured by developers for future use. Government legislations do not make provision for places of worship in development sites and town centers hence churches must now take their future in their hands.
