Big changes for Dublin hosts. From 20 May 2026, every short-term let of 21 nights or less needs to be registered on Fáilte Ireland's new national register, and the registration number has to appear on every listing.

The rules still come down to one question: is this your primary residence or not? That answer decides whether you're working within the 90-day exemption or need full planning permission from Dublin City Council.
