Target Touting

Many commercial agents use a marketing strategy known as 'Touting'. This entails their employees (and in most cases managers/directors) checking the various property portals for newly listed properties of which they will then target with leaflets and flyers usually trying to persuade the landlord to instruct themselves or trying to discredit the currently instructed agent altogether. We have also found small local independent agencies employing this practice which is a real shame.

Here at Barnard Cook, we generate a vast amount of repeat business and are proud to state that we never and will never target tout properties advertised with other estate agents. Not only do we refrain from this practice out of respect and courtesy to the other agents already instructed, but also feel it is disingenuous to the landlord/vendor who has made the decision to go with their chosen agent-Who are we to push in and try to persuade them they have made the wrong decision?

We are also very aware that this type of marketing is discouraged by the property ombudsman and so this is why we categorically do not implement this marketing strategy. We would much prefer to use a school sponsorship opportunity as we currently do, as this also helps to benefit the wider community and schools within the area.

If you come home of an evening to stacks of leaflets from estate agents, you do have to ask yourself how and why these agents have so much time and resources sending such notes and flyers through your door? Why would an agent using their time for this be any better than the agent who has already been instructed?

This was project managed by ourselves and was completed in less than 3 weeks at a cost below £9,000.
