The Renters’ Rights Act is set to bring significant changes for both landlords and tenants.

One of the key changes is that landlords will no longer be able to serve notice to regain possession within the first 12 months of a tenancy. This provides tenants with greater security and stability in their homes.

However, tenants will continue to have flexibility, as they can end their tenancy by giving at least 2 months’ notice at any point once the tenancy has started.

From 23rd June 2026, landlords could face civil penalties of up to £40,000 where serious hazards are identified in rental properties.
