We have science-based carbon targets validated by the Science Based Targets initiative (SBTi). Our investment portfolio now totals 5.5 million sq ft and is worth £5.4 billion. Network W1 has arrived.

Positioned on the corner of Tottenham Court Road and Howland Street in Fitzrovia, our latest net zero carbon development has now reached practical completion.

The all-electric 141,200 sq ft building comprises 136,300 sq ft of fully-let best-in-class workspace across 10 floors with a generous double-height reception, private terrace and beautiful roof garden with extensive landscaping, as well as two prime retail units fronting Tottenham Court Road.

Designed by our long-standing collaborators Piercy&Company, the scheme delivers an intelligent, mixed-use building that responds to its prominent location while enhancing it, with widened pavements, new architectural seating and significant public realm improvements.

Our thanks go to the partners and project team whose expertise and commitment have brought Network W1 to completion.

Breathing new life into a 1960s icon.

At Henry Wood House the original structure remained sound but its external envelope had deteriorated, with failing window systems and ageing cladding. In 2024, Ben Adams Architects completed the transformation of the building to secure its future.

A full façade renewal introduced high-performance glazing and a sophisticated render system, in keeping with the West End’s character. Carefully restored Portland stone elements complement textured limestone panels in horizontal and vertical bands.

We’re taking a look back at the making of ‘Network’ by Thomas J Price at  .

From studio to site: starting as an intimate clay maquette, the three-foot bronze figure, situated within the courtyard our Old Street Yard campus, reconsiders traditional sculptural conventions through a contemporary lens.

Price’s practice explores identity and representation through materiality and scale, bringing together ancient materials such as clay and bronze with contemporary processes, and vice versa. The final piece is a figure that feels both historically grounded yet firmly situated in the modern day.

Four years ago, we marked the completion of The Featherstone Building EC1.

A contemporary interpretation of the local Victorian warehouses in East London, the project required extensive research into what makes this typology work. For Morris+Company, it was about analysing the balance of materials and composition, and considering every element: how the building meets the ground, how it rises and where it steps back. Details like lintels, mullions and windows are reinterpreted and abstracted into a distinctly modern expression.

The result is a building that feels rooted in its context, yet unmistakably of today.

A material that helped drive the Industrial Revolution, steel has become an essential component in the built environment.

The material’s versatility and durability is showcased at Building, standing proudly on the Grand Union Canal. Designed by Fletcher Priest Architects, the striking exoskeleton defines the aesthetic of the building, revealing the logic behind the architecture, creating column free floor plates for ultimate flexibility.

In the words of our Group Architect, Tim Hyman, “by using the form of the material - expressing junctions, seeing bolted connections - there’s a legibility to how a building is constructed”.

Every DL/Service café has a shared design language that brings the spaces together. Light-filled, mid-century inspired interiors balance function with warmth, creating a considered space to enjoy speciality coffee and seasonal produce.

Six weeks in, our Baker Street site continues that approach. Each café responds to its neighbourhood - be that Whitechapel, Old Street, Fitzrovia or Marylebone - but all are designed with the same intention: to create places to pause, meet, and return to.

Today marks 125 years since the birth of Jean Prouvé: an engineer and architect, with a lasting influence on Derwent London’s DNA.

His influence is clearly embodied in AHMM’s White Collar Factory EC1, which draws on Prouvé’s belief in architecture as something purposeful and made with intent. Simon Allford, Executive Director at AHMM, cites Prouvé as a reference for creating “a more solid yet lightweight façade” from folded aluminium, circular apertures, and openable windows. The architecture founded in the craft of design for manufacture and an elegant industrial aesthetic .

Prouvé’s principles don’t just endure, they succeed, 125 years after his birth, overlooking Old Street.

Preserving the past and supporting the future.

At , we’re working with DSDHA to carefully retain the Grade II-listed façade by Charles Holden. Alongside it, a new precast façade will be introduced to complement the original design and new building behind it.

That same approach to circularity continues behind the scenes. Supporting the retained façade is a temporary steel structure, 65% of which has been reused, forming an exoskeleton during the early stages of construction.
