Who actually rents in North London once the summer rush is over?

It’s easy to think of summer as the rental season. Students are moving, families are racing to settle before September and competition can feel particularly intense.

Then autumn arrives and things get a little quieter.

But quieter certainly doesn’t mean nobody is moving. The renter just starts to look a little different.

There are graduates starting their first London jobs. Couples looking for an extra bedroom. Families making longer-term decisions about where they want to live. Corporate relocations happening completely independently of the traditional rental calendar.

And importantly for landlords, they’re not all looking for the same thing.

A second bedroom might suddenly work better as a home office. A garden becomes a bigger part of the decision. Storage, condition, transport and even how a home is presented can carry more weight when renters have more time to compare.

We love seeing what people do with Crouch End’s period homes 🏡

This one on Rathcoole Gardens is a particularly lovely example.

Rather than stripping away its character, the renovation brought the old and new together beautifully.

The original cast-iron fireplace was kept as a feature, while European oak flooring, bespoke cabinetry and a soft sage kitchen gave the rest of the home a much more contemporary feel.

And probably our favourite part? The kitchen opens straight onto the private garden, making very good use of every inch of this ground-floor flat.

Behind the interiors, plenty of the less exciting (but very important) work had been done too, with new windows, a new boiler and underfloor heating in the bathroom.

A very thoughtful renovation, and now officially sold.

Three good offers on your rental. Which tenant do you choose?

It sounds like a nice problem for a landlord to have. Your property has had plenty of interest, the viewings have gone well and now you’ve got two or three strong applications sitting in front of you.

But how do you actually decide between them?

Since the Renters’ Rights Act, offering above the advertised rent is no longer part of the equation. So when several applicants are offering the asking price, the conversation becomes much more interesting.

Who can move when you need them to? What does their affordability look like? How long are they hoping to stay? Are there conditions attached to the offer? And, perhaps most importantly, which tenancy actually fits what you want to achieve with the property?

Because the strongest offer on paper isn't necessarily the strongest tenancy for you.
