Not a straightforward job to get planning permission.
Includes third party costs like CIL, s.106, BNG.

Does it stop us? No.
But we won't just take a risk.
We select carefully.

Bailey Homes is about creating homes and community.

With another site agreed and going into planning, we are happy to be bringing much needed homes to the market.

We are building the pipeline of sites through planning but it's not a quick process!

In the meantime, the search for more sites continues. With and without planning permission. Large enough to accommodate 4-9 dwellings.

What a week for women!!

Women in Construction Week (1-7 March), followed by International Women's Day (8th March).

As women in the property world ourselves, it has been great to see so much celebration over the past week of the work being done by women in the construction space. 🏗👷🏻‍♀️

On this International Women's Day, here's to all the women out there. We celebrate you and all you do. 🥂

Smart little bathroom refurb done and we are very happy with the outcome.

Original bathroom didn't look that bad on the surface but behind the façade it was carrying a multitude a sins! A dirty leak behind the toilet, causing the subfloor to saturate and start to sink near the bath. 😱

Took the opportunity to remove the free standing shower and relocated the basin for more space. Fully dealt with floor, walls and plumbing and we are back to a properly functioning bathroom again!

We have one very happy tenant (she only asked for a new toilet seat 😅) who returned from Christmas break away to a lovely new ensuite bathroom. 🤩

One reason behind why Natalie Bailey and Paula Bailey do what they do. There's more to us and the reason why we want to build houses - we want to develop communities.

This week marks nine years since Paula's Mum (Natalie's Nan) passed. ☹️ Feels remarkable for so much time to have gone by already. She had cancer and had her fight against it for as long as she could.

One major thing she had around her during that time was community, her friends and neighbours. Actually quite 'old school' with their popping in and out of each others homes and having a cuppa. Makes us smile just thinking about it. 🙂

So this family team set about our mission for our developments; to create homes and communities, with a sense of unity and belonging for the residents.

We are currently looking (mainly Suffolk region) for a new site, land large enough for 5-10 new build dwellings, ideally consented.

We feel a sense of purpose behind our community intent. It matters. People need people. Hopefully we can bring together that space where neighbours enjoy a cuppa together! 💖

Aww. We love an anniversary 😁

First day contractors on site is a big day! All the hard work leading up to it, all the surveys and reports, gaining planning permission, getting the deal over the line. And then the exciting construction part begins 🏗👷🏻‍♀️🏠🏠

Natalie and Paula have to be there to mark the occasion! Be rude not to 😅

So much involved with developments. So easy to get wrapped up in it all and miss the celebration. We think it's important to take the time to recognise a milestone and celebrate it. Or at least take a photo! 😉😁

In between a week of assessing sites, talking to agents and architects, we have also been looking at alternative methods of construction.

A day spent learning about ICF - insulated concrete formwork - and how it is constructed. A bit like lego!

We like traditional brick and block but considering other options is worthwhile.

ICF is a construction system using purpose made insulating panels or blocks as the formwork for in-situ concrete. Once the concrete has been poured, the panels remain in place to act as thermal insulation.

An interesting day. Next up will be a visit to a factory that makes timber frame, another construction method, for comparison.

We've been viewing land and potential development sites in Suffolk to secure a site to build new houses. 🏡

Can you help us with our mission?

We are currently looking for land large enough for 5-10 residential dwellings. Ideally with full planning permission, although we are still interested without.

We are a family run land and property development company. Our intent is to create homes and the spirit of community on developments; a sense of unity and belonging amongst residents.
