RENOVATION GOALS

People typically think we're mad investing so much time, money and effort in a buy to let property. However, there are several reasons for doing this:

1. In our experience, if you hand over a property in pristine condition fitted with good quality materials that will stand the test of time, more often than not you end up with tenants who appreciate the space so much so that they not only maintain it well but also want to make it their home for years to come. It is no surprise that we were inundated with requests to view this property and that having secured them, our wonderful tenants were more than happy to hold out for almost a week in a hotel before we were able to handover the keys.

2. In renovating a property you're invariably going to be adding value. If you are not planning to sell you may wonder why this is important. Well, in increasing the equity, you will be able to unlock better mortgage rates based on an improved loan to value ratio or, you could potentially release that additional equity to finance another purchase. We've added a whopping 80k to the value of this property. Not bad for 5 weeks' hard graft.

3. Some landlords prefer to go for cheaper materials, replacing them every 5 years. Going through a refurb every 5 years is no easy task not to mention the void period whilst the refurb takes place and the labour costs that come with it for doing the same thing.

BRIGHT and AIRY

Seeing this room finally come together (especially after LOO-GATE - see earlier post) was possibly one of the most satisfying moments in the renovation even if I did drop the shower riser on the radiator whilst cleaning it and chipping the paint off the rad 😭😭😭. It has had such an unbelievable transformation. Swipe left to see how this room originally looked and our innovative blueprints. 😂

I really wanted to make the tiles a feature of this flat and you'll see in our next post that we also carried them through into the hallway thereby giving the illusion of a much larger space. In selecting a Victorian patterned tile there was no better way to compliment it than by sourcing a gorgeous traditional style bathroom suite with a modern twist! The tile literally dictated what we could go for and I'm so pleased that it did.

The bathroom suite is part of the Chatsworth range from and we absolutely love it! Their customer support team has been incredible dealing with our queries, getting alternate options delivered to us in quick time when our original choices remained out of stock (blooming covid), thanks guys you've been incredible!

We're just a husband and wife team trying to change the perception of landlords as scrooge like money focused individuals. We are proud to call ourselves .

Transformation Thursday! Swipe left to reveal!

Before and after shots of the kitchen. We're so happy with the end result. I'm sure you'll agree it's a corker.

The after shot looks like a computer render but it's the real thing!

Blue kitchens are definitely 'in' at the moment. We chose quite a dark blue which we think won't date as quickly as a lighter shade. The worktop is compact laminate and we love it! Low maintenance for tenants, fully waterproof, heat and scratch resistant but for half the price of real stone. To compliment the grey tones on the worktop we chose a composite grey granite sink by and added a copper tap from to match the copper handles.

The end of this project is in sight but we are very much feeling the pain...

This is a 'behind the scenes' shot of life as a landlord. In case any of you thought that it was a life of luxury 😂

We don't mind getting 'down and dirty' but Mr Landlordswithflair will probably say this was a step too far...After several people let us down on this project, he had no choice but to remove the old toilet alone at 9pm one night in order to get the floors ready for the tilers who were due to start at 7am the next day...all this whilst dodging several flushes of waste coming down the communal stack pipe. 🤮

Our latest project is almost complete and we can't wait for the BIG REVEAL.

In just under 4 weeks, at the height of the pandemic and whilst full lockdown gripped the nation we had to gut and fully renovate this 2 bed flat in North London. Time is money! And with tenants lined up we just couldn't afford to ride out the storm...

I can safely say that it has been one of the most challenging projects we've been involved in and we've learnt a lot! We will be sharing all in our upcoming posts together with 'before' and 'after' pics so watch this space! For now, here are some pics of the flat when purchased. I'm sure you'd agree, it looks like it could do with some TLC but we were in two minds over the extent of the renovation we wanted to carry out. On the one hand, we knew that the flat was tenanted for years prior to sale so in theory we could have saved ourselves a lot of time, money and effort made all the harder by lockdown and just sent in the cleaners. However, what you can't see in these pics is the meters of copper piping running around each and every door of the flat into a boiler located in a bottom unit of the kitchen (we actually think they punched a hole in the exterior wall and fitted it through the back garden as it wouldn't have gone through the kitchen unit itself 😂), a very tired and broken bathroom suite and huge sections of walls boxed in with mysterious hidden gems. So anyway, we decided it was time to bring this little place kicking and screaming into the 21st century. We hope you like it as much as we do.

Let's talk furniture! When we think of rentals most of us will think of MALM. I dont even need to mention the glorious company that makes this range but almost all of you will know who it is. And whilst it has revolutionised the flat pack industry and we all love it, in order to command higher rents and attract better tenants we firmly believe that you need to go the extra mile. Don't get me wrong, the property itself must merit the additional expense and the hassle of waiting weeks for furniture to be delivered but the point of this post is to demonstrate that magnolia walls and pine furniture are a thing of the past. We have never approached the purchase of furniture solely as a means to an end but rather as an integral part of creating not just a rental but a home. We are part of a growing generation of landlords trying to shake off the stereotype of the scrooge like persona of Rupert Rigsby. We are .

To furnish or not to furnish?

How much more will I get if I furnish the place? Many landlords ask this question. The cost of furnishing should always be considered against the ability to command greater rent. However, that isn't the only consideration. The location of your property and the type of tenants it will attract are both hugely important.

We chose to fully furnish this beautiful pub conversion. Based in the ❤️ of London where, in our experience, the average tenancy rarely goes beyond 12 to 18 months, our key target markets are young professionals and international students. Neither are likely to have their own furniture so in funishing we are better placed to appeal to those groups. We also felt that the additional wear and tear caused by the frequent exchange of bulky items making their way in and out of the flat would quickly make the place look tired. Removing scuff marks from walls and repairing dented or chipped wood isn't easy. Given the high end finish of this place we really didn't want it to lose its 'shine' quickly.

If there's a reason to furnish, this picture says it all. Imagine diving on to that sofa (with your shoes off please 😂) and binge watching box sets for hours on end! This area once formed part of the entrance to the bar. Now it's a cosy living space where you can still sit and enjoy a beer in the evening lapping up the warmth of those summer nights. The Chesterfield style sofas sympathetically compliment the period windows and old pub door. They're super comfy too 😍
