🏡💡 My First Property Deal: A Smart Refinance Move! 💡🏡

When the market was flying, it wasn’t easy to secure a property, so I rented at first. Then, I found a house for £42,000, paid the asking price, and didn’t need to spend a penny on it—it was already sorted by a builder. It came with a small mortgage, but I quickly spotted an opportunity.

Just a few months in, I refinanced it. I’d read about refinancing houses to buy flats, so that’s exactly what I did. I pulled out nearly £40,000—after fees, it was closer to £30,000—and put that towards a pair of flats in Newcastle.

In the end, I made money on the deal and learned the value of refinancing. It was a game-changer!

🏡💡 Refurb Alert: Double Check Those Costs! 💡🏡

Hi everyone! I’ve just spoken with one of our builders, and I wanted to share a quick heads-up. Material prices have been on the rise since February, so if you got a refurb quote before then, now’s the time to double-check. For example, kitchen prices alone may have increased by as much as 25%.

It’s a good idea to revisit your schedule of works, check your spreadsheet, and confirm with your builder that the costs are still accurate. The price can vary depending on trade accounts and discounts, so make sure you’re not caught out.

Also, keep in mind that property sales are taking longer across the board, so plan your refurb timeline accordingly. While the market figures out why delays are happening—be it solicitors, lenders, or other factors—make sure your costs and numbers still add up.

Take a moment to shop around for the best prices on kitchens, carpets, boilers, heating systems, bathrooms, and tiles. Staying on top of these changes will help keep your project on track. Stay safe, and happy deal hunting! 👋

🏡💡 Rent-to-Rent Tips: Protect Yourself and Do Your Homework! 💡🏡

When it comes to rent-to-rent deals, getting proper legal guidance is essential. A solicitor can ensure you have a solid contract that protects both you and the landlord. Beyond that, thorough due diligence is a must.

Questions to ask include:

Who’s behind the charity or council program?

How long have they been operating?

What kind of support do they offer for tenants?

Is it social housing or supported living?

Remember, you’re guaranteeing rent to the landlord, so it’s vital to understand the details. If it’s an HMO (House in Multiple Occupation), make sure it’s properly licensed and that you know the living arrangements. Don’t forget to check whether neighbours could be affected or if additional permits are needed.

The key? Research, ask tough questions, and rely on your solicitor for guidance. It’s all about covering your bases before diving into the deal. 🔍📋
