🚨 Budget 2024 Update for Property Investors! 🚨

Key changes for those in the property market:

📈 SDLT Surcharge Increase: The 2% SDLT surcharge on additional properties now starts at 5% (up from 3%), applying across every tier of the property value. This means all price bands are impacted, significantly increasing costs for buy-to-let and second-home purchases.

💰 Capital Gains Tax: Good news for investors! CGT rates remain the same, so property sale profits are unaffected.

🏡 Affordable Housing Investment: The government has pledged £500 million to build 5,000 new affordable homes, aiming for 1.5 million homes over the next four years.

🔄 Right to Buy Reform: Councils will now retain 100% of Right to Buy receipts to fund new social housing, with reduced discounts and restrictions on newly built properties.

🏠 Inheritance Tax Update: IHT rules stay largely the same, but expect changes in 2027 as IHT will apply to unspent pension pots.

This budget highlights the need for careful planning in property investment.
