Here's the number that catches most buyers off guard: Stamp Duty Land Tax.

It's not one flat fee. It works in bands, and on a £400,000 purchase the standard bill is around £10,000.

Buying a second property? A 5% surcharge has applied since October 2024. SDLT thresholds also changed on 1 April 2025.

The smart move is understanding your SDLT position before you reserve, not scrambling to work it out after. Always check the current GOV.UK guidance for your own circumstances.

The Government has announced “Your First Home” — a proposed new scheme designed to help more people get onto the property ladder.

The scheme is expected to support:

🔑 2.5% deposits
🏠 20% government-backed equity loans
✨ Eligible buyers purchasing qualifying new-build homes
💷 An initial interest-free period on the equity loan

Household income and local property price caps will apply, with further details — including eligibility, costs and implementation — expected to be announced at next month’s Budget.
