As we move into a New Year, it feels like a good moment to reflect on how the property sector continues to evolve — and how we, as industry specialists, evolve with it.

I was pleased to contribute an article to Week, exploring how AI is already shaping real estate decision-making, and why developing a practical understanding of these tools matters, particularly for experienced professionals.

AI isn’t about replacing judgement or experience. Used well, it can help us test assumptions, accelerate research and improve the quality of decisions — while leaving the thinking firmly in human hands.

We’re pleased to share that Voug, the popular Middle Eastern restaurant operator, has signed a lease for our unit at 77 Tottenham Court Road, London, W1 where they will introduce their new all-day dining concept.

Even as the commercial property market typically slows in the run-up to Christmas, activity around this building has been exceptionally strong. The property received multiple competing offers from food, leisure and retail operators, ultimately achieving a record-breaking rent for this stretch of Tottenham Court Road.

The unit was vacant for only a few weeks before terms were agreed — a clear indication of the strong demand we continue to see in this part of the West End. Tottenham Court Road continues to become busier and more sought after, having successfully reinvented itself as a destination for food and dining concepts, supported by rising office occupancy and a significant student population.

Voug’s compact-format, all-day dining model is an excellent fit for the location and reflects the growing appetite for high-quality, efficient venues in busy urban environments. We’re excited to see their new concept take shape and believe it will add real vibrancy to the street throughout the day and into the evening.

We look forward to welcoming Voug to the building and to seeing their fit-out progress in the new year.

We’re delighted to launch the new residents’ lounge at Hexagon Court — a stylish and versatile space designed to enhance day-to-day living.

Much of the furniture has been sourced locally, with several pieces made within 50 miles of the development — supporting local craftspeople and reducing our environmental impact.

This space reflects our commitment to creating not just homes, but a strong sense of place and community.

Giving Back Locally: Supporting Play, Wellbeing and Community in SW12 🏓

We’re proud to have donated a table tennis table to Alderbrook Primary School in Balham, London, SW12 — a small act of reuse with a big community impact.

The table, previously used in our Hexagon Court games room and still in excellent condition, was no longer needed. Rather than disposing of it, we wanted to give it a second life where it could bring energy, fun, and a bit of healthy competition to local children’s school days.

This is part of our ongoing commitment to corporate social responsibility — finding thoughtful ways to support our neighbours and give back to the communities around us.

We’re delighted to see it already being enjoyed at Alderbrook and hope it brings many more smiles (and smashes!) in the months and years to come.

Today, I'd like to draw your attention to Janda Diner, which is located in our Peckham SE15 development. It has received an outstanding review in The Sunday Times on 11th May 2025 — calling it “some of the best food you’ll eat this year.”

Janda is serving up bold, vibrant Malaysian dishes that are already drawing serious attention — from smoky satay all the way to a technicolour sago pudding that’s turning heads.

As The Sunday Times put it:

“Mee goreng that’s rich and intense, rendang that’s gloriously sticky, and a wild, vivid sago pudding that completely stole the show.”

It’s a true neighbourhood gem — and we’re proud to support independent businesses like Janda that bring creativity, culinary flair and real community spirit to Rye Lane. If you haven’t explored this part of London yet, now’s the time.

PPP Capital extends a warm welcome to the independent British lifestyle store, Oliver Bonas, which has relocated in Balham, SW12 to a much larger store in our Hexagon Court building.

The store of almost 5,000 square feet certainly pays homage to the belief that design has the power to positively affect how we feel.
