From 1st May 2026 the approved Renters’ Rights Act 2025 will be applied and will affect most of England’s private renters.

Here’s what most of the changes are:

• The end of Section 21 “no-fault” evictions because Landlords must have a genuine legal reason to evict tenants.
• No more fixed-term contracts as tenancies become rolling by default.
• Tenants no longer have to wait for a fixed term to end, and they can leave by giving two months’ notice.
• There can only be one rent increase per year, however, if the increase in challenged, it needs a formal process.
• Agents cannot ask for or accept offers above the advertised rent and bidding wars are banned.
• More robust rules against blanket bans on tenants with children or in receipt of state benefits.
• Landlords need a reasonable reason to say no to tenants with pets.

These changes are good for tenants because:
• There is more flexibility if they need to move for employment reasons or life events
• They'll have much less anxiety about their landlord kicking them out without giving any reason why.
• There are stable and predictable increases to their rent.
• There's much fairer access to properties in a pressured market.
• There is better balance of rights and responsibilities between tenants and landlords.

The current government has made these changes the law.
