Laura Kelly London x Simona Interiors Interview

Born and raised in Italy, Simona Marsibilio embarked on a dance career that eventually led her to the vibrant streets of London in 2008. With a background in ballet, that included performances with renowned companies such as the English National Ballet and the Birmingham Royal Ballet, her artistic journey led her to study interior design. As I sit with her to discuss this, I see her eyes light up as she talks about how the streets of De Beauvoir have inspired her.

Happy Monday 🫶🏼🫶🏼
This evening I bring you a little update around what is going on in the property market in my little pocket of the world - De Beauvoir. I compared the first quarter (Q1) of 2023 vs. 2024. Thank you to the data don for helping me with the stats 🫶🏼

2nd slide - this is my fave slide. It’s a chart comparing some key statistics we look at in the industry to review the property market. You can see that buyer confidence is improving, as the number of sales agreed is up despite the actual number of properties on the market being slightly down. This is interesting as for the UK as a whole there is a 20% rise in homes being listed for sale. De Beauvoir is yet to follow this trend.

3rd slide - this compares the average asking price of what was listed for sale in Q1 this year vs last year. It’s worth noting for this and the next slide, because I am looking at a small area geographically this isn’t reflective of how much house prices have/are changing - for example one or two really high end properties coming on the market can have a big impact on the average

4th slide - same as above, but for sale price achieved rather than listed price.
Again - this doesn’t mean that property prices are going down, it just means there were a few more higher value properties that were sold last year which effects the average

5th slide - rental market! You can see the rental market is pretty stable in terms of the number of properties coming on and average asking price

Home. A word that means so much to me - it describes a feeling, a physical place, and is the driver for why I do what I do. I am obsessed with the concept of home, and what it brings to the lives of others and what it means to them. A big part of why I wanted to start the blog was to document chats with people on this very topic.

I sat down with Lucy for a candid reflection on her time in De Beauvoir and what home means for her, sharing the essence of her time in this vibrant community. Top tip: When preparing your home to market there will often be simple things you can do to make it more saleable without having to spend £££. Here is a simple wardrobe makeover I did at Village Farm - paint job, new material, new handles ✨ It would have been lovely to rip out the wardrobes and get fancy new ones but it just wouldn’t have given me the ROI.
