LET AGREED 🏡🤝

We got instructed on this flat as a recommendation from another landlord who was super pleased with our service, so passed on our details to a fellow landlord.

We got in touch with some tenants on our existing database who did a viewing before the property went live!

After viewing the property, they fell in love with it and quickly agreed a rent significantly over the currently monthly rental price. ⬆️

London lettings market update 🏡

Recent data from Rightmove suggests the rental market has seen a steep uptick in the amount of rent each property is commanding, with a 15.8% increase vs last year! ⬆️

On a macro level the impact hasn't been so high, but within the micro SW London market we operate in, rents have climbed by almost 30% in many instances.

As an agent which takes the holistic view of looking after both our landlords and tenants best interest's we have been fair in our valuations to ensure the price best reflects the product. That being said on numerous occasions the lack of supply has caused tenants to bid aggressively to ensure they win a property causing a steep rise in price per calendar month.

The outlook is positive for landlords for now, but in order to re-establish balance more rental properties are required. Let's see what the future holds for the PRS, but all indications show private housing developers are leaning in favour of building to rent vs building to sell. The end of Help to Buy is certainly also a contributing factor to this outcome and this could be the injection of supply the PRS desperately requires (Within SW London at least.)
