Buying property 🏡 in Oz 🇦🇺 is FAST!

Our offer was accepted on 22nd June then 8 DAYS later on 30th June, we exchanged contracts 📑

That timeline for conveyancing is unheard of in the UK 🇬🇧 Some of our HMO purchases have taken 6-12mths to complete from offer 🤯

We negotiated a delayed completion (“settlement” in Australian terms) which is in 3 weeks time ⏱

As you can see 👀 it’s a beast of a building.

2500sq foot which, in HMO terms, is roughly an 8 bedroom 🛏🛏🛏🛏

So who wants to see inside? Give me a ✋🏼

There’s some questionable design choices. It’s definitely going to need a Maygreen makeover 👷‍♀️👷🏻‍♂️

How do I outsource to virtual assistants to grow my business?

That's the big topic for tonight's Maygreen Presents on Clubhouse at 8pm

Some of the topics we will be covering are:

We have a fantastic expert panel tonight and are so excited to learn from & both of whom have many years of experience helping property businesses and entrepreneurs find the right VA or service from both the UK and the Philippines.

We also have property investors & . James has built a corporate structure with VAs to create huge growth in his business. Mr & Mrs H will he hosting the discussion and chipping in with our experience. We had VAs before we had our first deal, they helped us secure 7 deals in our first year. We will discuss how our VAs planned our wedding, became our travel agent and created and managed a shop on ebay to sell our unwanted clothes and other items making thousands of pounds in the process!

Living room comforts. This time next Saturday, we'll take 10 people on a behind the scenes tour of our HMO business and 2 HMO projects. All from the comfort of their own home. We share the ups, downs, challenges and wins that these projects presented us with.

The 360 tour on the day is the closest thing to actually coming to one of our finished projects! At our HMO Day relaunch event, everyone loved sitting back on their sofa, frantically writing notes as we spilled the beans on what it's really like running an HMO business in today's market.

Tomorrow night, Mr H and I will do an insta live to give you all a glimpse of the 360 tour at our latest HMO. It's a monster too. All singing. All dancing. 8 bed HMO.

Tune in at 7pm tomorrow for a nosey around.

Taking time out to recharge! This morning, Mr H and I took Willow to the New Forest for a walk in the woods. To get out in nature. Take a break from work. Lap up the September sunshine.

Last night we toyed with the idea of not going and just continuing to work because we've got a mountain of admin to do. I'm so grateful that we kicked that idea out the door this morning. We agreed that taking time out to recharge was more important. And it was.
⠀
Our alarm clock (cue Willow) woke us up at 6am. We were out the door by 7.30. Back in Nature. Fresh Air. Watching Willow explore a new environment. Intrigued by the resident horses and deer. Turns out, it really was the tonic we needed.

Back home now and I'm ready to tackle that admin, feeling completely refreshed! If only I could do it from the breakfast bar at our latest project ☝️📷.

⚡BRAND AMBASSADORS⚡ We are extremely excited to announce that Mr H & I will be joining Jade ( ) and Andy's ( ) HMO Mastermind as brand ambassadors along with Craig & Mike .
You all know we are big believers in the power of mentoring and whilst this isn't mentoring, the purpose and outcome is the same. Accountability, momentum and inspiration. We will be working with our property pals to help guide each other, grow our businesses and be inspired.

With the property market and construction industry back in action, we've got 6 electricians moving into on Monday. They are working on a new construction project locally and will be taking all 6 bedrooms. It's a shorter term lease than we'd normally allow but as they are paying £3400 rent per month and taking the entire house we've made an exception, especially in the current climate.
Our builders finished the refurb on this project in March. The refinance valuation was booked in but then cancelled just before lockdown as the surveyors closed. Talk about bad timing! So unfortunately for us, we've had a beautiful new property sat empty since lockdown that we've not been able to fill or refinance. Pretty happy that it will be at 100% occupancy from Monday. Not a bad result.
Since Coronavirus what exceptions or changes have you made in your business to keep things moving forward or to fill voids???
