Surveyor tip for buyers and sellers: always look up in the loft.

Spray foam insulation might seem harmless, but it can make lenders extremely cautious. It can trap moisture against the timber, increase the risk of decay, and make the roof structure harder to inspect properly.

And the thing is… it’s usually very easy to spot.

Look between the rafters and underneath the roof covering. If spray foam is present, you’ll see it immediately.

For buyers, spotting issues like this early can help avoid costly surprises later in the process.

For sellers, understanding these kinds of issues upfront means fewer surprises during the survey stage, helping reduce delays, renegotiations, and potential fall-throughs.
