Historic England has published a new practical guide to assessing damp in historic buildings.
It looks at how moisture moves through building fabric, the common sources and symptoms of damp, and the strengths and limitations of different testing and monitoring methods.

Most importantly, it reinforces a point we return to again and again, similar symptoms can have very different causes. Good decisions begin with understanding the building, its construction, its history and where the moisture is actually coming from.

Your isn’t “sweaty” it’s “condensy”… the unseasonal moist heat that we’re having at the moment means that many surfaces in your home will be at or below the dew point temperature, I.e. that temperature at which the moisture in the air cools enough to turn it from an invisible gas to a liquid. That’s the moisture we’re seeing on our walls and surfaces. Not a great deal you can do about it really other than to ensure you have good airflow in the building to ensure it doesn’t hang around for too long!

Most damp “surveys” are not just surveys.

They are part of a sales process.

When the person investigating your walls also sells the treatment, the outcome is rarely neutral. Diagnosis and product are bundled together. Intervention becomes the default.

Drill. Inject. Seal.

Different houses. Same prescription.

This is not about bad people. It is about incentives. When revenue depends on installation, installation quietly becomes the answer.

Older buildings are not standard assets. They are material systems. Solid walls, lime mortars, evaporation pathways, ground levels, ventilation. Moisture behaves differently in them.

Treating every tide mark with the same chemical solution is not building science, it is a standardised sales patter. Products to mask the issue, doesn’t mean it’s not still there.

There is another way.

Separate diagnosis from product. Start with someone who understands traditional buildings and has nothing to sell you. That can begin with a focused video consultation, helping you understand the cause, decide whether a site visit is even necessary, who should carry it out, and what it should reasonably cost.

That is how you move from a default “cure” to a tailored plan.

Before you approve invasive work, pause.

Your home deserves more than a sales pitch masquerading as a diagnosis.

For decades, we have treated damp in older buildings as a product problem; in reality, it is an incentive problem.

When diagnosis and installation sit inside the same business model, intervention becomes the default outcome. Drill, inject, tank, repeat. No matter the building, it’s the same prescription.

That structure is scalable, repeatable and profitable.

However, older buildings are not standardised assets. They are material systems with solid walls, lime mortars, evaporation pathways, varying ground levels, ventilation needs… moisture behaves differently in them.

When commercial incentives reward installation, it becomes the only answer; whether or not it addresses the root cause.

This is not about bad actors, but a system that bundles advice with product and badges it as diagnosis.

The result? An endemic cycle of invasive damp proofing, trapped moisture, blown render, spalling masonry, and more “treatment” sold to fix the consequences of the last one.

We believe there is a better structure.

Separate diagnosis from product.
Unbundle advice from sales.
Understand the building before prescribing the cure.

If we want our older building stock to thrive, we need to change not just the treatment, but the incentives behind it.

Given damp issues can be so common with old buildings we created this little infographic (using some online tools) on the process of elimination that damp experts run through.

To be clear, this is about identifying the CAUSE of a damp issue and not simply trying to treat the symptoms (which is what most ‘damp proofing’ strategies do).

When you’ve identified the actual cause then it can often be a simple or DIY thing to remedy with some guidance.
