Southall vs Hayes: which one is actually worth your money in 2026?

Everyone writes off Southall. But a 3-bed house here still goes for around £490k. One stop down to Hayes? You’re looking at £530k for the same footprint.

Both have the Elizabeth Line. Both get you into central in under 30 minutes.

Southall: better food, bigger culture, more for your money per square metre.
Hayes: quieter, more suburban, stronger school options in North Hayes.

If you’re a first-time buyer trying to break into West London, the question isn’t just price.

Everybody’s talking about Ealing Broadway.
But two stops down on the Elizabeth Line? Hanwell. 18 minutes to Liverpool Street. Properties over £100k less.
Victorian conservation area. Brunel-designed viaduct. A canal with seven locks running through it.
Average house price: £600k. Ealing Broadway: well into the 7s and 8s for the same size.
I’m not saying Ealing’s bad - but in Hanwell, you’re not paying a premium for the name.

Watched a property panel this week. Three things stood out.
1. Leasehold flats are struggling - 60% of London sales last year were flats, but 90% sold below previous prices. Commonhold reform talk is confusing buyers.
2. Lenders aren’t scared of first-time investors. They’re scared of no plan.
Get your numbers right.
3. Sellers’ packs might be coming back. If you’re selling, be upfront. If you’re buying, sellers are more open to conversations than they’ve been in a while.
