There's very little that beats a summer evening in a London garden square — and Belgrave Square is about as good as they get. 🤍

Looking back on the LonRes Summer Party earlier this summer, behind those famous railings, in a private garden most Londoners will never get to walk through, with what felt like half of London's property world in one place.

Coming to this city from the States, nights like this still get me. Familiar faces, a few new ones, and everyone swapping stories about the homes and the neighbourhoods we all love a little too much.

Every single tenancy in England is now open-ended. Here's what that actually means for you 👇

Fixed-term ASTs are finished. Every tenancy is periodic — rolling month to month with no end date built in.

For a lot of overseas landlords this felt unsettling at first, because it sounds like less control. In practice, it changes your planning, not your protection. You just need your notice periods and grounds sorted in advance instead of relying on a fixed term ending naturally.

It's exactly why I've moved my clients onto a proactive review calendar instead of a renewal calendar 🗓️

Recently I visited the Goodman Gallery for the Carrie Mae Weems exhibition.

Four decades of photography, film and installation — identity, migration, belonging, and the stories that quietly shape how we see history. If you know the Kitchen Table Series, you know why this one matters.

The new work asks you to slow down. Look properly. See it differently.

And doing it with friends who love London's cultural side as much as I do? That's the part I'll remember.

You can't just text your tenant and raise the rent anymore 📱❌

Rent increases now go through a formal Section 13 notice — once a year, in writing, with a proper notice period.

And here's the part that surprises landlords abroad: your tenant can challenge it at tribunal if they think it's above market rate. That means your numbers need to be defensible, not just what you'd like to charge.

I build the comparable evidence in before the notice ever goes out — so if it's challenged, you're already covered.

✨If you’ve never been to Sabine Rooftop, add it to your London list. Sitting above the Leonardo Royal Hotel with what has to be one of the best views of St Paul’s Cathedral, it’s a great way to spend an evening.

For me, the Pennington Summer Party was the perfect excuse to spend an evening with great people, great conversations, and one of the most incredible views in the city. Perched high above and practically next to the cathedral, you’re so close that it feels like you could reach out and touch the iconic dome.

London really does know how to put on a summer 🌞evening.

Thanks to the Pennington team for a fantastic event - I always enjoy catching up with familiar faces and great referral partners.

You CAN still get your property back. You just need one of these 👇

No-fault eviction is gone, but Section 8 gives you real, usable grounds:

🏠 Selling the property
🔑 Moving in yourself
💷 Persistent rent arrears
⚠️ Antisocial behaviour

The difference now? You have to prove it — and give proper notice. Using the wrong ground can cost you months, which is exactly why I walk overseas landlords through which one applies to their situation.

Know your grounds before you need them, not after.

LIVE NOW (since 1 May): no Section 21, proper Section 8 grounds only, one rent increase a year with formal notice, no blanket bans on benefits or children, no rent bidding, and fair consideration for pet requests.

STILL COMING: the PRS Database from late 2026, the landlord ombudsman by 2028, the Decent Homes Standard by 2035, and Awaab's Law for private landlords once consultation closes.

Know which bucket each one falls into and you'll never confuse "not today" with "law eventually."

Rent bidding wars are officially banned 🚫

You can no longer list a price and let applicants offer more to win the property. You advertise one asking rent — and that's what you accept.

For landlords used to squeezing every pound out of a hot market, it's a real mindset shift. The upside? It forces sharper, more accurate pricing from day one instead of relying on a bidding war to find the ceiling.

I price every listing against real comparables now — because that's the only lever we have left 📊

Section 21 is dead — and if your paperwork still references it, that paperwork is void ⚖️

As of the 1st of May, every tenancy in England is periodic. If you want possession, you need a real reason under Section 8. No exceptions, no fallback.

I still hear from landlords in Lagos, Dubai and New York whose agreements haven't been touched in years. This isn't a warning anymore — it's just how the market works now. The landlords doing well are the ones who've already adapted.
