Mandatory sign-up is expected around 2028, and the landlords who understand the framework early will be far better placed when the requirement comes into force. ㅤ

The goal isn’t to rush into something before you need to. It’s to know what’s coming, get the right systems in place and avoid scrambling when the rules change. ㅤ

✨Attending a Nigerian cooking class was a great way to spend Nigeria Independence Day 🇳🇬 on October 1st. The classes are offered by Migrateful, a wonderful social enterprise here in London 🇬🇧.

As a Nigerian-American, I’m pretty proud of my rice and stew, but mastering jollof rice may be a life long pursuit. 😉

We cooked with the lovely Bolu and somehow produced quite a feast. Jollof rice, stew, greens, plantain… and plenty more. And yes, I will absolutely be attempting some of it again at home.

Also great to support Migrateful. Their classes are taught by migrant, refugee and asylum-seeking chefs 🥘who share the food and cooking traditions of their home countries. Such a great way to meet people and experience different cultures in London.

There’s something particularly special about being trusted with the sale of a family home. 🤍

Buying and selling property can feel overwhelming at the best of times — there are a lot of moving parts, a lot of emotion, and often a few unexpected moments along the way. So hearing that our support helped make the process that little bit easier, and quicker, means a great deal.

It was an absolute pleasure to help Sara and her mother through the sale of their home, and to be there when they needed us most. For me, that’s such an important part of what we do. It’s never simply about getting a property sold — it’s about making sure the people behind it feel looked after from beginning to end.

With rent increases increasingly open to challenge at tribunal, landlords need more than a figure that simply feels right. Comparable market evidence. Local rental data. A clear understanding of what similar properties are actually achieving.

The stronger the evidence behind your increase, the stronger your position if it’s questioned. Guesswork generally won’t stand up — preparation will 📈

One of the fun parts of travelling is trying the simple pleasures in different places — and apparently, ice cream and gelato have become part of the itinerary! 😄

This one was in New York City 🗽, and it got me thinking about how something as simple as stopping for a scoop can become part of the experience of discovering a city.

Whether it’s London, New York or somewhere new, I love the little moments that come with exploring different places, meeting people and experiencing life across the globe. 🌍

✨ Meeting the Mayor‼️

As I was minding my own business on the way to the Whitney museum this man wearing a red hat was sitting on a stoop and said I should take his picture, so I did. Then he asked, “Do you know who I am?”

I said no.

He told me he was the mayor of the Meatpacking District and I should look him up.

So I did… and there he was: Roberto Monticello, known locally as the “Mayor of the Meatpacking District❗️😂

At that point, I definitely had to get my selfie.

Roberto has been part of the neighborhood for decades and is one of those wonderfully colorful New York characters who makes the city feel so alive.

The rest of the afternoon was spent wandering the streets, taking in the old brick buildings, fire escapes, stoops and shops — with a little Italian gelato along the way. 🍦

Only in New York. 🩷
