Well folks we have ourselves a new Mayor of London...... Mr Sadiq Khan! The Labour M P has gone on record saying that housing, and more importantly "affordable housing" for Londoner's will be one of his major priorities as Mayor.

The new Mayor has promised to setup a new agency called "Homes for Londoner's" and plans to build a lot more new homes. He will be going after brownfield land i. e. like land owned by the TFL, but has promised not to touch greenfield land. He is not a big fan of skyscrapers. So any Developer thinking of applying for permission to build another one of them may want to reconsider.

Well it all sounds good......Let's see how things pan out.

Via a Freedom Of Information Act request, it has just been revealed that for the years 2012/2013 three London local authorities (Lambeth, Westminster and Islington) sold a total of 171 void council properties. Councils are supposed to reinvest these monies raised into improving their current council homes or building new ones. Councils have been warned that they will be forced to sell high-value properties that remain void. It is understood that the money will be used to pay the governmen's high-value levy which will be introduced later this 2016 financial year. These funds will be siphoned away from local councils and used to pay housing association tenants to get "right to buy" discounts.

Last month (April) saw a bit of a frenzy in property sales amongst wealthy property buyers in London. Basically, they were trying to beat the April deadline when a new form of fees came in, which they are all going to be obligated to pay. We're talking about the higher rate stamp duty which came into effect this month (May 2016). Buyers of properties over £1.1 million must now pay this higher rate stamp duty.

Although £1.1 million to buy a property seems way out of the reach of most Londoners, you will be surprised to know how many properties in London now fall into this bracket. A middle income family who purchased a property for £500K to £600K about 10 years ago could easily have a property worth in excess of £1.1 Million today. So when it comes to selling such properties be ready for a bit more haggling from buyers as they are going to be much more price sensitive when buying properties in excess of £1.1 million.
