The UK property market is absorbing stock faster than it’s being replenished. For the first time in months, that’s true.
Sales agreed climbed 4.3% in May. New listings eased back. Conversion hit 55.9% — the highest since February.
But the national number hides the real story.
The South East is sitting on 134,338 properties for sale — more than any other region in Great Britain. And it has the highest price reduction rate in the country.
More choice. More reductions. Slower sales.
That’s a market telling vendors something they don’t want to hear.
Meanwhile:
🏴 Scotland — 73.1% conversion
🏴 Wales — 64.0%
📍 Yorkshire & Humber — 63.3%
📍 North East — 63.0%
📍 West Midlands — 62.6%
🏙️ London — 38.0%
Seven of eleven regions are above the GB average. The market is moving — just not everywhere, and not for everything.
