Buying a home is one of the biggest financial commitments most people will make, and for many buyers the first question is simple: how much deposit do I need?

As a general guide, the minimum deposit is often 5% of the purchase price, although many lenders prefer 10% or more. A larger deposit can sometimes give buyers access to more competitive mortgage rates, improve the chance of approval, and help make an offer look stronger to sellers and agents β€” particularly in a competitive market.

It is also important to think carefully about where your deposit is coming from. Savings, gifted funds from family, equity from a sale, or schemes such as Lifetime ISAs may all play a part, but the source of funds must be clear and traceable during the buying process. Where funds are gifted or coming from overseas, this should be raised early with your broker, solicitor and agent to avoid unnecessary delays.
