The property market is a fickle one. When the market softens it is harder to convince people when you have a truly well-priced property but with rent levels at an all-time high and flat prices, well, ‘flat’, now is actually an ideal time to be snapping up leasehold gems like this one.

The latest news in government reform to residential sales market is an exciting prospect and the plans have most areas of concerns covered within the framework of the current legal system.

It is a great opportunity for consultation with all professionals in the property industry. Let this be a forum for debate, voicing fears, concerns, ideas and solutions.

The key proposals…

1. Mandatory “Seller’s Information Packs” including
• Property boundaries
• Planning and building regulation documents
• Leasehold information (where applicable)

2. Earlier legally binding agreements. The intention is to:
• reduce gazumping & gazundering
• stop chains collapsing at the last minute

• standardised digital documents
• better integration between estate agents, conveyancers and lenders

What an incredible weekend it’s been for me and my family - yesterday my 11-yo daughter, Charlotte, playing for the Motspur Park U11s Lionesses, coached by my wife, Emma, convincingly won the Three Bridges football tournament in Crawley. They came first in the group stage out of 11 teams and also won the play-off final.

The whole event was brilliantly organised and played in excellent spirit.

Also, at the start of the weekend, my 14-yo son, Joseph and about 38 of his friends, were confirmed at St Joseph’s Church by Bishop Gerard. That was even more of a positive experience than I could have imagined.

The whole process of both events show what an incredible family I have around me and that getting involved in what’s going on in your community is so important to everyone.

It’s already been a great summer!
