LANDLORDS – IMPORTANT RENTERS’ RIGHTS ACT UPDATE

The next phase of the Renters’ Rights Act will introduce a new national landlord registration service across England.
The rollout begins on 15 December 2026, starting in the West Midlands, before being introduced region by region throughout 2027.

⚠️ Registration will be a legal requirement, and landlords who fail to register within the required timeframe could face financial penalties.

Once registration opens in a particular region, landlords will have a three-month window to complete their registration.

For our London landlords, registration is currently scheduled to open on 15 July 2027, with a deadline of 14 October 2027.
Initially, the requirement will apply to properties that are already let or become occupied during the rollout. Future legislation is also expected to require unoccupied properties to be registered before they can be marketed, with registration numbers required on property advertisements.

There are significant changes coming to the private rented sector, and at Living Residential we will continue to keep our landlords informed and help them understand their responsibilities as the Renters’ Rights Act is implemented.
