Why do we focus on difficult properties? 🏚️➡️🏡 Because what looks like a problem to most buyers can often be an opportunity to unlock more value.
Some properties are dated. Some need refurbishment. Others have been sitting on the market, struggling to attract buyers or achieve the vendor’s desired price. That doesn’t always mean the property is wrong. Sometimes, it simply needs a different strategy.
Through our Delayed Completion Model, we work with estate agents and vendors to take dated or difficult-to-sell properties, agree a price, and fund and manage the improvements needed to transform the property before bringing it back to the open market.
Here’s how it works:
✔️ A clear route forward for the vendor: We agree a purchase price that works for both sides, providing a solution where a traditional sale may be proving difficult.
✔️ We fund the transformation: We take on the refurbishment costs and project management, helping turn tired or dated stock into a more appealing, market-ready home.
✔️ A wider pool of potential buyers: Once improved, the property can appeal to more than just investors and developers, opening it up to a wider range of buyers.
✔️ Another opportunity for the agent: The property can return to the open market once the works are complete, giving the agent another opportunity to secure a second buyer's fee.
✔️ A stronger sale result: By improving the property's condition, presentation and market appeal, we aim to help unlock its full potential and achieve a stronger outcome.
The goal isn't simply to sell a difficult property. It's to turn dated into market-ready, unlock the value that's already there, and give the property a second chance.
Everyone else might see the work involved but we see the potential.
If you're an estate agent with a dated property, difficult instruction or listing that's just not shifting, drop me a DM 📩. Let's see if we can make the numbers work.
