This 2-bedroom apartment came to us part furnished — but part furnished doesn’t mean we work with what’s given. If a piece isn’t adding value to the space, we’ll say so — and we’ll replace it. The old sagging sofa originally provided here didn’t make the cut. We brought in a quality contemporary sofa that immediately elevated and anchored the living space.

The brief was understated chic. The kind of space where you sink in, exhale, and immediately feel settled in the neighbourhood around you. A listing that attracts longer stays and relocators. A genuine home from home for every guest who stays.

Now eight months in, sitting at 5 stars and guest favourite status. This listing is under our management and we’re genuinely proud of how it’s performing.

Canary Wharf. A different brief this time — bespoke commercial fit out for a creative studio space.

This one was a transformation for a film director and music artist who needed to set up their first London base — somewhere to host clients, collaborate, and let the creative process flow. What we inherited was tired and uninspiring: patchy blue carpet tiles and a worn red sofa. (Swipe for the ‘Before’ pic!)

We turned it into a space tailored to their needs. Curtains to help soften the space, blackout blinds for those round-the-clock projects, privacy screen on the doors and coloured lighting to shift the mood and focus. A proper coffee and tea station, designated desks, and a relaxed sofa area for downtime and conversations with clients and collaborators.

This project is a good example of what staging really is at its core: designing for how people actually use a space. Every choice here was shaped around how this client creates, works and hosts.

Hired to furnish and style both properties within the same building, the brief called for a look that worked across a genuinely varied guest base — families, groups, and contractors alike. Fresh and quietly coastal, but grounded in something calmer and more homely underneath.

A consistent design across both flats means they can be booked together for larger parties, while still feeling like a comfortable, considered stay for anyone working in the area.

Same building, same standard, and a style that works whoever walks through the door.

Dalston, London. Executing staging, educating aspiring hosts.

We teamed up with and to host a hands-on educational workshop series for a small group looking to learn what it really takes to set up a serviced accommodation from scratch. Working with on his 2-bed apartment, we walked through the full journey — design and staging, operations, cleans, systems setup, all the way through to getting the property live and ready for guests.

Alongside the staging and ex*****on, I delivered a talk on design strategy, covering how design decisions translate into real performance for hosts.

A unique educational staging project that embraced collaboration, and a brilliant reminder that this industry is stronger when we share what we know.

Angel, London. A full staging job carried out on a tight budget, with just the basics to work with — and within two months, this 2-bed apartment had earned Guest Favourite status on Airbnb. It’s held it ever since, sitting at 4.96 stars with Superhost to match.

That’s where thoughtful staging earns its keep.

The brief was simple: capture the cool, relaxed energy of Angel without overcooking it. Considered without being try-hard. Styled to feel like somewhere guests genuinely want to be.
