EXCHANGED - a sunny day to finally exchange contracts on this flat purchase in a lovely conservation area in Muswell Hill with views of the iconic Alexandra Palace.

Hopefully we’ll be shovel in ground within a month, so a delayed completion agreed to allow prep for works, party wall matters and other site arrangements.

With planning obtained prior to exchange of contracts, this was crucial to unlock the use of development finance from day one. Looking forward to this tricky little project which has a lot of steel and excavation involved to convert this 1 bed flat into a 1000+ square feet 2 bed 2 bath in this sought after location where comparable sales achieve £900+ per square foot post-development.

APPROVED - planning permission approved on this garden flat that will be extended from circa 600 sq ft to around 1100 sq ft in a pocket of London with a high demand and high price per square foot with a huge garden overlooking one of London’s landmarks.

This 1 to 2 bed 2 bath will entail a technical scheme of works due to the nature of it being a lower ground flat as well as the fact we’ll be excavating and utilising the front section which is currently just a void/basement area shy of the required head height along with demolition of the rear existing part to create a new wrap-around extension that extends 4.5 meters and 6 meters wide whilst creating a light well for natural light for bedroom number 2 resulting in a sizeable 2 bed 2 bath

Should be an exciting one, with another two projects soon to follow thereafter…though ridden by the lengthy and mundane processes of conveyancing in the UK, but we keep pushing and punching through lender’s never ending requirements 😅

This garden alone would be enough to put most buyers off. As an investor, screams opportunity and less competition.

We were quoted around 13k (IN YORKSHIRE?!) to clear, re-slab, and turf along with a slabbed side access and redoing the front drive to a gravelled finish. Contemplated doing a DIY job cause there was no way in hell we were agreeing to the heft fees quoted. Finally in the end, even though the agreed contractor was a headache to deal with (compulsive liar with every excuse under the sun for the delays) we got there in the end for 4.5k 😅

As always, get multiple quotes, and if it still doesn’t make sense, seek even more quotes or get creative to find another way around the hurdle

For those that have asked, here’s the original floor-plan as a 2 bed 1.5 bath and the new layout as a 3 bed 2 bath

- Bathroom relocated to a new partition in a large bedroom and side passage bricked up to create a second shower room
- No planning permission required here as it’s all internal reconfigurations
- Needed building control as we were moving services and creating a new waste connection (with a new manhole in the end last minute as the connection wasn’t good enough without ability to rod in case of a future blockage)

One good way to add value to property. Taking a 2 bed house and turning this into a 3 bed without any extensions or simply taking a 1 bed flat and relocating perhaps the kitchen to make a 2nd bedroom 💪🏾💪🏾

Kitchen before and after on this 2 to 3 bed conversion 🤩

All integrated appliances, rough with the smooth though as Wren Kitchen’s sent their surveyor out who measure our wall 40cm short. We then took the drawings to another kitchen supplier who followed these drawings, kitchen arrived and we realised the kitchen was 40cm out from being flush to the wall as it should have been 😅

We had to think on the spot, reconfigured the kitchen on site bought an extra unit to fill the gap and we got there in the end.

In property there are many factors that can cause you delays or “problems” but you can’t dwell and have to be able to manoeuvre and overcome all your challenges. Safe to say, excellent finish in the end ✅

God hasn’t given me a challenge I couldn’t handle yet. Completion on property 3 in 10 months. Despite all the curve balls, as always we overcome and keep pushing. Self development has been at the forefront of all my endeavours if you know me well, as at times it will get challenging, but you have to override the little voice in your head and go for what you believe in 🏁🏁 full time in property now, so watch this space…all the practice over the last few years, now it’s game time 😅I was on a mission to get two houses in 30 days, mission complete, it’s all attainable…by any means.

Looking for two deals in London within the next two months, let’s network and make it happen! Keep persevering, and make sure you have more than 1 exit on any project undertaken, more important now than ever given the current climate🤞🏾

😅😅 AT LAST, Some after pics! 👇🏾👇🏾👇🏾

When undertaking refurbishments just bear in mind there’ll be delays out of your control, it is what it is. It will feel like the end is only getting further away but hold steady, you’ll get there!

The project here in Staffordshire finished 6 weeks ago and after careful consideration will be going for a remortgage to then hold the property long term to benefit from capital appreciation and monthly cash flow.

Though equity will be tied up in form of a 25% deposit, the house will be more or less free (all money out) providing we reach our valuation of £265,000, this will allow £198750 to be pulled out of which, the current break even point at the moment is £196,487.82 so potential for a little extra too 💪🏾. The property will cashflow £400 after all expenses, have £65,000 worth of equity left in and who knows, in 10 years may be worth double! Rather than flipping, I’m sure you can see the benefits here of holding on to the asset and going on to purchase others with the capital released.

My best advice:

Don’t wait until perfect until you start taking action…get some knowledge, have good trusted people on a similar journey around you who understand the ups and downs and ultimately…START NOW, GET PERFECT LATER
