The Decent Homes Standard is a reasonable policy. It determines that all rental property, both social and private rented sector, must meet a minimum set standard.

In a nutshell they must:
1) be free from serious safety hazards (faulty wiring, structural damage)
2) be in a reasonable state of repair (free from damp and mould)
3) provide adequate modern facilities (kitchen and bathroom)
4) deliver thermal comfort (insulation - EPC C by 2030, and adequate heating)

Are you a Landlord in the Private Rented Sector (PRS)?
If so, you will have been affected by the significant changes introduced by the Renter's Rights Act 2025.

May 1st saw the implementation of Phase 1, when section 21 evictions were abolished, and all assured tenancies, including assured shorthold tenancies, automatically became rolling tenancies. Any end date in your tenancy agreement(s) will no longer apply - this change took effect automatically.

There is no avoiding the reality: proper maintenance costs money.
Service charges exist to ensure that:
- Essential works are funded
- Standards are maintained
- Responsibility is shared fairly across all leaseholders

Landlords, if you're worried about what the new Renters' Rights Act changes mean for you, your tenant and your business, we can help.

MAIN POINTS

- Abolition of Section 21: You will no longer be able to use "no-fault" evictions. This applies to both new and existing tenancies from 1 May 2026.

- End of Fixed Terms: All tenancies will become rolling periodic tenancies from day one. You cannot lock a tenant into a 12-month or 24-month term.

- Rent Increases: You can only increase rent once a year via the Section 13 process, and tenants have a stronger right to challenge "above market" increases via a tribunal.

- Bidding Wars & Advance Rent: You cannot accept offers above the advertised rent, and you cannot request more than one month's rent in advance.
