Hadley Property Group

Hadley Property Group Hadley Property Group is a London-based developer that specialises in modern, sustainable schemes across London and in other major UK cities.

Find us at www.hadleypropertygroup.com Hadley sits comfortably amongst the capital’s top tier of developers, with more than 1,200 high-quality homes delivered across London and the South-East. We primarily design and build residential-led schemes, working extensively with local groups and stakeholders along the way. Our portfolio extends across the length and breadth of the city. We are focused on

and are extremely passionate about our key three areas:

Residential-led mixed-use schemes
The bulk of our planning and delivery pipeline is made up of mixed-use schemes, which feature in prominent, progressive boroughs around the capital. From Southwark and Waltham Forest to Haringey, we are seeking to build out enabling development schemes with clear community benefits, as well as further delivering much-needed housing to the boroughs in question. Large-scale, regenerative projects
Usually delivered in partnership with the GLA and our joint venture partners, these are the long-term delivery projects which help to shape the city for years to come. An example of this is Greenwich, which is in its second phase. To date, there are 300 homes, a leisure centre, library, NHS facility and all of the ancillary services that a new piece of city requires to service its residents. Within the next three years, at least 350 more homes will be added to that number. Greenwich Square was delivered as part of our joint venture with Mace in partnership with both the GLA and Royal Borough of Greenwich. The redevelopment and delivery of high-end, boutique schemes in prime Central London
Tower View is one of our most recent Zone 1 developments. A disused office block at the time of acquisition, a high-end and detailed renovation has made this one of the most sought-after homes in London. An emphasis of the building’s unparalleled views across the Thames,Tower Bridge and the remarkable redevelopment of the South Bank have further enhanced this block’s reputation, and led to the receipt of the Evening Standard’s ‘Highly Commended’ in the ‘Best Apartment’ category.

Hadley’s approach starts with understanding what already exists.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The grain of a street. The structure of a building. The materials, proportions and history that give a place its identity.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Retrofitting and reuse allow existing structures and materials to carry forward, reducing waste and embodied carbon while preserving the character and continuity that make places feel rooted over time.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Because, for us, the strongest developments rarely erase the past. They build from it.

At 980 Great West Road, local young people from Brentford were invited to help shape the site hoardings through a creative workshop led by Hadley, using film photography to capture their own perspective of the area.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Over the course of a week, they captured the landmarks, green spaces and everyday moments that shape life in Brentford, with their photographs helping inform the design of the site hoardings.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The project brings a more honest local perspective to the process, shaped by the people growing up in the area, whose insight is invaluable in understanding and shaping a place from the outset.

IQL North’s masterplan opens up new routes between Stratford International, the Olympic Park and the wider neighbourhood, with six buildings arranged around a network of squares, gardens and active ground-floor spaces that carry the energy of Stratford across the site.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Community space, gardens, play, workspace, food and retail are integrated throughout the masterplan, alongside a permanent home for and Skills Academy for the young people of East London
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The approach is urban, mixed and public-facing, creating a more connected piece of East London at ground level.

At Hadley, construction methods are approached as part of the broader placemaking responsibilities.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
That means looking beyond what gets built, and focusing on how projects are delivered: reducing waste, lowering embodied carbon, improving build quality and shortening time on site wherever possible.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
We use off-site construction methods, from precision-engineered steel framing to modular and pre-panelised systems, improving build quality, reducing waste and delivering projects more efficiently with long-term sustainability in mind.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
For Hadley, innovation in construction is about building with more precision, less waste and a stronger sense of long-term responsibility.

A look ahead at what’s to come at 980 Great West Road.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
More than 60% of the site is being given over to public space, opening up a previously closed corporate campus and reconnecting Brentford to the River Brent, Boston Manor Park and the High Street.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Across the masterplan, gardens, riverside walks, shared courtyards, and spaces for markets, events, and local businesses are being designed to support a more open, social, and connected neighbourhood.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Underneath the M4, a new civic space will bring a different kind of energy to the site, creating room for culture, enterprise and community activity within one of the area’s most recognisable structures.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The ambition is to create a neighbourhood that feels open, social and connected at ground level from the outset.

At Chelsea Island, the interiors are pared back and precise.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
A raw, restrained material palette runs throughout the homes, with high-quality finishes, clean detailing, and carefully considered proportions doing the work quietly rather than demanding attention.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Large windows pull changing light across textured surfaces and open-plan spaces, connecting the interiors to the movement of the water and the city beyond.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Nothing feels excessive. The quality is felt in the weight of the materials, the sharpness of the detailing and the simplicity of the spaces themselves.

STRIKO tells the story of the 1976 Trico equal pay strike in Brentford, when more than 350 women walked out of the factory and demanded equal pay for equal work.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
To mark the 50th anniversary of the strike, we’re hosting a special performance at 980 Great West Road, within Block A, on the site where the TRICO factory once stood.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Part play, part reminiscence, STRIKO brings the story of the women who stood their ground back to the place where it happened, celebrating the site’s remarkable history ahead of what comes next.

Blenheim Square offers a different rhythm for Penge town centre.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Just off the High Street, the development creates a calmer, more open public space, somewhere people can slow down, spend time and step back from the intensity of the main road nearby.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
The former shopping centre footprint is being opened up and reworked, with clearer routes, active frontages, and a central square that brings more light, space, and breathing room back into the town centre.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Around 230 new 100% social rent homes will sit alongside shops, cafés and everyday services at ground level, helping bring daily life and a more welcoming, relaxed atmosphere into the wider community.

Spring at Greenwich Square.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Across the gardens, courtyards and public spaces, planting is coming back into focus, trees in bloom, green walls filling out, and the landscape shifting with the season.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
From the outset, the landscape strategy was designed to bring nature into everyday city life. Not as an afterthought to the architecture, but as part of how the neighbourhood functions and feels.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Layered planting, communal gardens, green routes and play spaces create places people want to spend time in, encouraging connection, movement and a stronger relationship with the outdoors.

Blackwall Yard, between Canary Wharf and the Royal Docks, is one of Tower Hamlets’ last underdeveloped riverfront sites, a place shaped by docklands history, Thames views and the movement of the city around it.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Four buildings frame the Grade II-listed graving dock, with brickwork and sail-like façades referencing the site’s industrial and maritime history.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Designed around the river, Blackwall Yard will reconnect people to the Thames through a reopened riverside path, new public spaces, homes, a school, a riverfront pub and improved connections to East India DLR.
