became a 12-bedroom income-generating asset — across two phases and multiple exit strategies.

🔹 Purchase Price: £150,000
🔹 Phase 1: 6-bed all ensuite HMO (Permitted Development)
🔹 Phase 2: Old bakery → 6-bed (Full Planning)
🔹 Title Split Strategy implemented
🔹 End Value: £485,000

We successfully completed the staging of Phase 1, bringing the vision to life and positioning the asset for strong performance.

We commenced and completed the conversion of a disused bakery into a 6-bedroom HMO with 3 bathrooms in record time.

Despite major challenges — including a site break-in that caused delays — the project was delivered through discipline, problem-solving, and hands-on project management.

🏘 Project Milton
We completed the purchase and implemented a value-add strategy known as dicing the title / title split, unlocking hidden value.

The project was fully refurbished and professionally staged, transforming potential into performance.

🏠 Project Granville
We completed the purchase of a 3-bedroom property, commenced conversion into a 6-bedroom all en-suite HMO, and began a full refurbishment programme — with completion scheduled for 2026.
