MORE LAND DEALS REQUIRED IN GLOUCESTERSHIRE!

We’ve recently acquired brownfield land with development potential at Caernarvon Court in Hatherley, Cheltenham. Caernarvon Court offers important amenity to the local community and has been around for a long time. The site had a history of failed planning applications over the years. Thanks to our talented and dedicated property team, we managed to get a planning permission to build 4 flats within 3 months of acquiring the site (3x 1 beds and 1x 2 bed) with a GDV of £1,000,000 and further potential on site to add more units in phase 2 of this development project.

Job title: Short Stay Property Manager

Working hours: Flexible, expected working hours are between 15-20 per week, scattered around the week

Salary & benefits: competitive base salary, a complete role autonomy, career progression & growth, total flexibility in terms of where you work from and when as long as the job gets done as well as commission structure based on results. You will further benefit from being able to draw on the business owner’s experience in various property strategies which could help you get on the ladder, grow your own property portfolio.

Expectation: to constantly deliver a world class personalised service to all our guests and tenants alike. You will be expected to promptly reply to messages/ calls/ e-mails to provide the best possible experience to our clients and to maintain the very high standards of communication that we have built our business on.
Experience: a minimum of 2 years property management or ownership experience is essential for this role

Are you a proactive, driven and self-motivated individual who is bored in the 9-5 race? Are you tech savvy, a quick thinker, a problem solver and someone who is outgoing, friendly and sociable? Is your mobile phone your best friend?

Dear friends, family, colleagues and business contacts,

We have recently (Feb 2022) launched a Serviced accommodation business in Cheltenham and Gloucester called Fortuna Property Portfolio and the business has been going from strength to strength. We have since acquired more properties and currently completing works to have our first dozen of units up and running before the year is out with a pipeline of more properties that will coming on in early part of 2023.

We are currently achieving an average rating of 9.5 out of 10 on Booking.com across our portfolio and 4.96 out of 5 on AirBnB.

Our aspiration is to become Gloucestershire's leading Serviced accommodation provider (home away from home) with a bespoke personal concierge style service all whilst providing safe, spacious, contemporary properties in the very city centres.

Giving notice to end a tenancy

If you’re a new buy-to-let landlord, it’s a good idea to understand the law about when you can – and when you can’t – end a tenancy under UK law.

During lockdown, the government introduced a ban on evictions – aimed at protecting tenants at risk of homelessness as a result of the coronavirus pandemic. While the ban has now ended, changes have been made to the amounts of notice needed to end a tenancy, with further changes possible over the coming months.

If you want your tenant to leave your UK property, it is important to understand the current position when it comes to giving notice to end a tenancy. Read on for our brief guide, but remember to consult the gov.uk website too – so you can keep up-to-date with any further changes in legislation.

‼️IMPORTANT UPDATE FOR BUSINESSES AND SELF-EMPLOYED PEOPLE‼️
The Government has released a new ‘support finder’ tool to help businesses and self-employed people to quickly and easily determine what financial support is available to them during the Coronavirus pandemic. The tool asks business owners/ individuals to complete an online questionnaire which will then direct them to a list of all the financial support they may be eligible for.

GOVERNMENT SUPPORT
To support business, workers and the self-employed during the Coronavirus outbreak, the Government has:
• made up to £330 billion of loans and guarantees for businesses
• offered to pay 80 per cent of the wages of furloughed workers, up to £2,500 which is open until the end of June
• deferred the next quarter of VAT payments for firms, until the end of June -
• introduced £20 billion in tax relief and cash grants to help businesses with cash flow
• introduced the Coronavirus Business Interruption Loan Schemes for both SMEs and larger businesses to make it easier to access vital financial support
• covering the cost of statutory sick pay
• entirely removed all eligible properties in the retail, hospitality and leisure sector from business rates temporarily
• introduced the Self-employment Income Support Scheme, offering a taxable grant worth 80 per cent of trading profits up to a maximum of £2,500 a month
• deferred Self-Assessment payments due in July 2020 until 31 January 2021
• allowed companies required to hold AGMs to do so flexibly, which may include postponing them or holding them online
• suspended wrongful trading provisions for company directors to remove the threat of personal liability during the pandemic
• offered a three-month extension for filing accounts to businesses hit by Coronavirus.
