Last night on the Creative Finance Zoom, we talked about flips — and more importantly, how to work out the numbers before you get emotionally attached to the deal.
A lot of people get excited by the end value:
“It’ll be worth £200,000 when it’s done up.”
But that’s not where the calculation starts.
You have to work backwards.
✅ Done-up value
✅ Less profit
✅ Less buyer incentive
✅ Less refit
✅ Less buying/selling fees
✅ Less finance and holding costs
Only then do you know the real question:
What is the maximum I can afford to offer and still make this deal work?
That number gives you clarity.
And clarity creates momentum.
Because if you don’t know your numbers, you either hesitate, overthink, or worse — you overpay.
We also covered why profit is not something you hope is left over at the end. Profit has to be built in from the beginning.
The key message from last night was simple:
Don’t guess. Don’t get emotionally attached. Don’t let the agent set your numbers. Work backwards, protect the profit, protect the downside, then make your offer.
Creative Finance isn’t just about clever ways to raise money.
It starts with understanding the deal.
Because if the deal doesn’t work, the finance won’t save it.
