Аренда жилья для студента в Великобритании: что изменилось в 2026 году

Поступление в британский университет — только часть подготовки к переезду. Один из важных вопросов для семьи — жильё, тем более что в 2026 году правила аренды в Англии существенно изменились.

С 1 мая для большинства договоров арендодатель больше не вправе требовать оплату за год вперёд — можно внести не более одного месяца аренды авансом. Для иностранных студентов это особенно важно: раньше предоплата за год часто позволяла обойтись без британского поручителя.

Теперь поручитель, как правило, должен проживать в Великобритании, иметь подтверждённый адрес, хорошую кредитную историю и достаточный доход. Если такого человека нет, существуют специализированные платные guarantor services.

Изменились и сами договоры: вместо фиксированных 12 месяцев они стали бессрочными, а арендатор может съехать, предупредив за два месяца.

К поиску жилья стоит заранее подготовить паспорт и share code, письмо о зачислении из университета и подтверждение финансов. И важное правило безопасности: не переводить деньги за квартиру, которую не видел ни студент, ни его представитель.

Есть исключение для премиального сегмента: при годовой аренде свыше £100,000 — примерно от £8,350 в месяц — ограничение на предоплату не применяется. Однако условия такого договора требуют особенно внимательной проверки.

Арендовать или покупать?

При аренде £5,000 в месяц за четыре года расходы составят £240,000. Поэтому семье, которая планирует несколько лет в Великобритании, имеет смысл заранее сравнить оба сценария.
