Here's one way of re-purposing and retrofitting a Grade II listed mausoleum.

The core of the proposals are underpinned by the principles of preserving and enhancing the historic fabric and the setting of the listed building, and conservation area. The chapel (upper floor of the mausoleum) is used by the current owners occasionally as a pottery studio. The building provides a great space for creative work but it is uncomfortable and unusable for long periods of the year and the activity is not great for the building. This leads to sporadic periods of increased temperature and humidity followed by cooling and condensation. It is also a low value intermittent use which does not justify the cost of maintaining it. The vaults (basement of the mausoleum) are too damp for any use but storing clay.

A detailed non-intrusive building condition survey has been carried out.

The proposal includes relocating the pottery activity to a newbuild lightweight, subservient outbuilding enabling the conversion of the mausoleum into a family recreational annexe featuring an internal timber mezzanine structure independent of the mausoleum's external walls that can be undone at a later date minimising harm to the historic fabric. The internal walls of the chapel will be dry-lined with h**p insulation bio boards to improve thermal comfort. Along with other improvements within the landcape to further preserve and enhance the heritage asset.

We work closely with our clients with 3D design development to communicate the design proposals, refining the design brief and we strive to engage the local authories with 3D imagery in support of the proposals. Check out the planning visuals!

Throwback Thursday to our loose farmstead project near Horsham. The site has an agricultural history dating back until at least the seventeenth century, likely longer. It can be understood as having been made up of several built structures in a loose courtyard farmstead typology adjacent to Morelands Cottage a farmhouse which itself is seen as having specific historical interest, and is considered a non-designated heritage asset.

Prior to our appointment, the previous planning permission granted a lean-to extension to the barn, our approach revealled the potential to double the size previous application. The core aim of the proposal was defined to include repairs and refurbishment to the existing barn, and a sensitive reinstatement of a loose courtyard farmstead, transforming the barn with additional buildings to become the primary residence for the applicants. Throwback Thursday!

Our Granville Park project involved the complete redevelopment of this Victorian Villa leading onto Blackheath. This project had a demanding brief to bring the inefficiently partitioned interior of the building firmly into the 21st Century. The property had been altered from a single dwelling into 2 dwellings.

Our brief was to gut the four-storey building internally, reconfigure the layout. In collaboration 2 Lovely G**s we transformed our client’s main residence over the three upper floors with an annex flat at lower ground floor.

Here's one tip to unlock the potential of a restricted plot of land.

Cutting House is a one bedroom courtyard house, centred around a fully glazed courtyard, in the Greenwich conservation area. The site is adjacent to an old filled-in railway cutting and utilises the space left between a dilapidated brick cobbler’s workshop and an access way to new houses built on the cutting.

The fully glazed courtyard opens up the entire house with corner opening sliding doors, providing valuable external amenity on this space restricted plot and helping to blur the divide between inside and outside.

What does the end result look like for you?

We've completed an internal alterations project within the Blackheath Conservation Area. Our private residential client came to us with a brief to reconfigure the internal layout making better connection between the first and second floor with improvements to the children's bedrooms.

The existing stair connection between the first and second floor formed a significant obstruction in the middle of the library space on the first floor, therefore its removal was an added value recliaming the library space.

Amongst other alterations, the proposal included a new elliptical stair in the central curved stairwell, following the design and pattern of the existing working closely with specialist Smet Staircases to deliver this fantastic end result.

Planning application undecided? It might not mean the end.

On a site, that most thought could not be developed, the Pavilion is a zero carbon contemporary family home in the grounds of the Grade II* listed Pagoda. The application won the support of English Heritage, The Georgian Group and the local amenity group The Blackheath Society, before being granted planning at appeal.

Sustainable features such as passive, solar and ventilation design, an earth sheltered lower ground, green roofs, as well as an array of low to zero carbon technologies contribute to this being one of only a few bespoke houses to achieve Level 5 on the Code for Sustainable Homes in the UK.

This is a Grade II listed mausoleum, one of the first built for high-ranking Navy officers of Greenwich Hospital, designed by Nicholas Hawksmoor early 18th Century.
